<br />6.1C <br />5. BUILDING O~M~ 10 <br /> <br />BUILDING OWNERS <br /> <br />The phantom Galleries program cannot be achieved without supportive building owners. It is <br />of vital importance that the owners understand the tme mission of the project which is: "To revitalize <br />a district through vibrant and engaging art exhibits and installations in street level storefront <br />windows." <br />At first thought, building owners may feel that they do not have the time or the interest to <br />oversee the comings and goings of a bunch of artists, not to mention the fear of what the artists will <br />do to their space. <br />The Phantom Galleries program is set up in such a way as to be low strain on the owners with <br />much benefit in their favor. <br /> <br />This program's objective is to: <br />_ ease the appearance of blight and curb vandalism <br />_ draw attention to available space for lease <br />_ encourage the community to invest in their district <br />_ encourages surrounding retailers to "splUce up" their spaces <br />_ rely on the creativity of artists to create community and awareness which, in turn, <br />reciprocates to the artist experience and exposure, <br /> <br />And ultimately, Phantom Galleries can be considered successful if it is no longer needed <br />because every empty storefront has been leased to a tenant, which is the common mission of all par- <br />ticipating parties. <br /> <br />With a trusted Administrative Committee, an owner need not be bothered at all with installa- <br />tions exhibits, This can be accomplished by ensuring the owner that only one person will have a key <br />or combination to their space. You can ease the owner's fear by keeping them informed of installation <br />dates, calling ahead of time to remind them you'll be in the space. You should also consider the own- <br />ers' apprehension considering constlUction workers needing access to the space if work is being <br />done. We are diligent in not letting the art installation impede entlY to the space (this is important for <br />firemen and policemen in case of emergency also,) we do not block electrical panels, we keep in <br />mind possible fire hazards (old electrical wiring etc, in which case we do not install tracklighting, ) <br />we do not allow the installations to go further than four feet from the window (there are a few <br />exeeptions to this depending on the space.) We also ensure full visibility of "For Lease" signs should <br />that be the case (this will keep the realtors happy.) <br />Owners have had concerns regarding the content of the art. Although art is subjective, we <br />explain that we do have a stipulation of the art "being appropriate for the public domain," (more on <br />that in the "Artist" section. <br />Owners will expect a "Right of EntlY" agreement, proof of insurance and possibly a waiver of <br />liability of parties in the space (examples of these are in the "Contracts! Agreements section.) <br />Some owners may ask you to pay for utility bills which we do without objection. This mainly <br />reflects electricity (lighting), and ac/heating (reception spaces,) <br /> <br />," <br />
