ORDINANCE NO. 2410 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF REDWOOD CITY AMENDING CHAPTER 41 OF THE CODE OF THE CITY REDWOOD CITY RELATING TO FLOODPLAIN MANAGEMENT NOW, THEREFORE, THE COUNCIL OF THE CITY OF REDWOOD CITY DOES ORDAIN AS FOLLOWS: Section 1. The City Council adopts the following findings: A. The Federal Emergency Administration (FEMA) produces Flood Insurance Rate Maps (FIRMs) and manages the National Flood Insurance Program (NFIP), of which the City of Redwood City is a participant; and

Be certified by a registered professional engineer or architect. <br /> 4. Manufactured homes shall also meet the standards in Section 41.281. <br /> 5. Gara_qes and low cost accessory structures. <br /> a. Attached qarages. <br /> 1. A garage attached to a residential structure. constructed <br /> with the qarage floor slab below the BFE, must be <br /> designed to allow for the automatic entry of flood waters. <br /> See Section 41.1(C) (3). Areas of the qarage below the <br /> BFE must be constructed with flood resistant materials. <br /> See Section 41.18(8). <br /> 2. A qaraqe attached to a nonresidential structure must <br /> meet the above repuirements or be dry floodproofed. For <br /> quidance on below grade parking areas. see FEMA <br /> Technical Bulletin TB-6. <br /> b. Detached garages and accessory structures. <br /> 1. "Accessorv structures" used solely for par�inq (2 car <br /> detached garaqes or smaller) or limited storaqe (small. <br /> low-cost sheds), as defined in Section 41.6, may be <br /> constructed such that its floor is below the base flood <br /> elevation (BFE). provided the structure is desiqned and <br /> constructed in accordance with the followinq <br /> requirements: <br /> a. Use of the accessorv structure must be limited to <br /> parkinQ or limited storaqe: <br /> b.
