<br />11/19/2007 <br /> <br />NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY <br />OF REDWOOD CITY AS FOLLOWS: <br /> <br />Section 1. The recitals set forth above are true and correct, and are hereby <br />incorporated herein by this reference as if fully set forth in their entirety. <br />Section 2. That the Precise Plan as revised, which shall include and <br />incorporate therein by reference the Mitigation Monitoring and Reporting Checklist, on <br />file and made available at the Office of the City Clerk, and incorporated herein by this <br />reference, is found to be in conformance with the goals and objectives of Article 52 of <br />the Zoning Code of the City of Redwood City. <br />Section 3. That the City Council finds that the Precise Plan, as revised, <br />demonstrates the following features: <br />a. superior architectural design within the context of a mixed-use transit <br />corridor; <br />b. six affordable moderate-income housing units; <br />c. public/community facilities such as new and widened sidewalks and street <br />tree/planter amenities; <br />d. as an infill (vs. urban sprawl) development, the project makes efficient use <br />of existing water, sewer and transportation infrastructure. Because the <br />project is a transit-oriented development (TOD) that is within walking <br />distance to transit, employment and commercial conveniences, it is also <br />the type of "smart growth" development that is expected to reduce auto <br />reliance, energy consumption and global warming; and <br />e. TDM features such as on-site bicycle storage and on-site bus passes that <br />will be available to project residents since the project is within 50 feet of a <br />SamTrans bus stop. <br />Section 4.
