a. Size and Height. No freestanding sign shall exceed thirty-two (32) square <br /> feet in area, ten (10) feet in width or fifteen (15) feet in height. The combined <br /> area of real estate signs, building signs and temporary signs on a building <br /> fa(~ade shall not exceed the area determined in accordance with that certain <br /> graph entitled, "Table 1: Combined Area of Wail Signs (Nonresidential <br /> Districts)" on file in the office of the Zoning Administrator. <br /> <br /> b. Placement. Each sign shall be displayed on the premises that is offered for <br /> sale, lease or exchange and shall not be placed at any location that would <br /> constitute a traffic hazard. Notwithstanding the provisions of Section 3.192 <br /> ("Prohibited Locations") of this Article, any wall signs may extend above a <br /> roofline by up to thirty (30) percent of the height of the sign. <br /> <br /> c. Time Limit. Each sign shall be removed within ten (10) days following the <br /> close of escrow on the sale or exchange of the property, the execution of a <br /> lease or the withdrawal of the property from the market. <br /> <br />Section 3.111. Residential Districts. The signs set forth below may be displayed for <br />a residential property offered for sale, lease or exchange. <br /> <br /> a. For Sale Signs. One (1) freestanding sign may be displayed along each <br /> frontage of a property offered for sale, lease or exchange if the following <br /> requirements are satisfied: <br /> <br /> 1. Size and Heic~ht. No sign shall exceed four (4) square feet in area or six (6) <br /> feet in height (above grade). <br /> <br /> 2. Placement. The signs may be displayed on the premises offered for sale, <br /> lease or exchange, including that portion of the public right-of-way abutting <br /> the property, provided the area is maintained by the property owner and the <br /> sign does not constitute a traffic hazard. <br /> <br /> 3. Time Limit. Each sign shall be removed within ten (10) days following the <br /> close of escrow on the sale or exchange of the property, the execution of a <br /> lease or the withdrawal of the property from the market. <br /> <br /> b. Open House Signs. Up to four (4) open house signs may be displayed for any <br /> residential property offered for sale, lease or exchange in accordance with the <br /> following requirements: <br /> <br /> 1.
