EXHIBIT A <br />I. Scone of Work <br />Contractor shall repair and maintain the City's water and recycled water pumps, motors and <br />related apparatuses. Contractor will furnish all parts, materials, labor, equipment, tools, fuel, <br />transportation, and services necessary to complete the work. Contractor is also responsible for <br />disposal of any unusable material and debris as a result of the work. <br />Task 1: Preventative Maintenance (PM) <br />A. Contractor will perform PM inspections for all water pumps and motors. At a minimum, <br />PM will include: <br />• Checking electrical condition of insulation on motor leads; <br />• Checking for any loose or faulty electrical connection inside the control panel; <br />• Checking motor stator windings megohms; <br />• Checking voltage supply between all phases inside the control panel; <br />• Checking voltage balance between all phases on the load side inside the control <br />panel with pump running; <br />• Checking running amperage draws on all phases of pump motor with pump <br />running; <br />• Checking condition and operation of motor thermals (if so equipped); <br />• Checking upper head shaft between pump and motor with dial indicator for shaft <br />run -out; <br />• Changing oil in motor upper bearing housing and grease lower bearing; <br />inspecting oil for any metal shavings; <br />• Checking packing in stuffing box and replacing if needed; <br />• Checking mechanical seal for leakage; <br />• Running the pump and motor and checking for abnormal sounds and vibration; <br />• Checking and readjusting impeller, if needed; <br />• Checking float system for proper operation; <br />• Checking operation of check valves and piping in each station; <br />• Checking exterior of the pumps and motors; <br />• Testing pump operation cycle; and <br />• Checking and performing laser alignment on horizontal pumps and motors. <br />• Any work not specifically mentioned, but which is needed to make the <br />maintenance complete within the intent of this specification shall be performed <br />without additional cost. <br />B. Contractor shall replace parts with the same make and model as the original component, <br />unless Contractor obtains written authorization from City staff. <br />C. Contractor will provide a written report of all findings, results, and work performed for <br />each pump station upon completion of PM. <br />D. Contractor will complete PM inspections for all water pumps and motors annually. <br />E. Contractor will contact City staff to arrange for pump station site access to perform PM <br />inspections.
