8.A. - Page 9 of 12 <br />Consequently, staff are aware of fourteen locations where desired development desired by the property <br />owner would require a General Plan/DTPP amendment. Two of the fourteen sites already have pending <br />General Plan Initiation/ DTPP amendment requests (505 East Bayshore and Sequoia Station). The other <br />sites have sought direction and information from staff and some have expressed interest in being <br />considered for a General Plan Initiation/DTPP amendment. Recommendations regarding these sites or an <br />overall process for considering General Plan Initiation/DTPP proposals are not included in this staff report. <br />It is anticipated that staff will return to the Council with further information and recommendations <br />regarding these proposals as well as a process to review these requests in spring 2020. <br />Potential General Plan Amendment Initiation Requests <br />• 797 Arguello: Residential <br />• 601 Allerton: Office <br />• 1900 Broadway: Mixed Use, Office and Residential <br />• 2300 Broadway Chase Bank: Office <br />• 505 East Bayshore Road: Residential <br />• 651 EI Camino Real: Mixed Use, including Residential <br />• 901 EI Camino Real: Mixed Use, Office and Community Center <br />• 1001 EI Camino Real (and additional addresses) Sequoia Station: Mixed Use, Office and Residential <br />• 603 Jefferson: Mixed Use, Ground Floor Entertainment with Office or Residential <br />• 1304 Middlefield Road: Residential (Affordable) <br />• 3175 Spring Street: Residential <br />• 401 Warren: Office <br />• 1205 Veterans Boulevard and 1260 Oddstad Drive: Mixed Use, including Residential <br />• Ferrari Property (052-392-350): Residential <br />Staff recommend developing criteria to allow the City Council to decide which – if any – development <br />projects requiring General Plan Amendments will be considered. Under this approach, staff would bring <br />forward all of the known projects that require General Plan Amendments, and provide an outline of the <br />proposed project, describe the extent to which the proposal meets City Council policy objectives such as <br />affordable housing production and the extent to which it provides community benefits beyond required <br />mitigations, including: <br />• Affordable housing targeted to community needs (e.g., families with children, locally employed <br />workers, work force housing) <br />• Community facilities <br />• Family entertainment uses <br />• Improvements to circulation and bike/pedestrian facilities <br />• Job training and local hiring programs <br />• On-site childcare <br />• Open space and recreation—additional contributions to City projects and publicly accessible <br />private open space <br />• Rehabilitation and restoration of historic properties <br />• Retail and active ground floor uses <br />• Shared public parking <br />• Other programs as identified by the community or City Council <br />9of11 <br />City of Redwood City 1017 Middlefield Road, Redwood City, CA. 94063 Tel: 650-780-7000 www.redwoodcity.ore <br />122 <br />
