Adopt a Resolution Making Certain Findings Concerning Mitigation Measures, <br /> Adopting a Mitigation Monitoring and Reporting Program, Making Findings <br /> Concerning Alternatives, ar�d Adopting a Statement of Overriding Considerafiions <br /> in Accordance with the California Environmental Quality Act for the Peninsula <br /> Park Project. (Attachment 1) <br /> 2. Adopt an Ordinance Amending Article 60, Zoning Map No. 22 of 4rdinance No. <br /> 1130, the Redwood City Zoning Ordinance, As Amended, to Rezone Properties <br /> Located Within the Peninsula Park Precise Plan Area, as further described in this <br /> ordinance, from the Existing General Commercial "CG" Zoning District to the <br /> Planned Community "P" Zoning Dis#rict. {Attachment 2} <br /> 3. Adopt a Resolution approving the Peninsula Park Precise Plan, including the <br /> suggested revisions to the Precise Pian, and Adopting the Peninsufa Park <br /> Precise Plan Mitigation Monitoring and Reporting Checklist (MMRP} and Making <br /> the MMRP a part of this Precise Plan in order to mitigate or avoid significant <br /> environmental effects. (Attachment 3) <br /> 4. Adopt an Ordinance for the Develapment Agreement between the City of <br /> Redwood City and R.C. Peninsula Park LLC, including the Affordable Housing <br /> Plan and the Infrastructure and Financing Plan. (Attachment 4) <br /> Bac�c�ROU�o <br /> Project Description <br /> The City has been processing a� applicatian fram R.C. Penins�fa Park LLC for t�e <br /> Peninsula Park Precise Plan (project), a proposed mixed use develnpment on an <br /> approximately 33-acre site currently known as the Peninsula Marina Office Park (the <br /> proposed site plan and typical elevation are provided in Attachment 5 and Attachment 6, <br /> respectively). The project site is located on the north side of U.S. Highway 101 between <br /> Bair isiand Road (atherwise referenced and known as Uccelii Road) and Redwood <br /> Creek. Curren� land uses on the site include five partially-occupied office buildings, a <br /> restaurant, paved parking iots, a decommissioned marina basin, an impound car <br /> storage lot, and an undeveloped dirt lot. The proposed Precise Plan includes the <br /> folfowing land uses: 796 muiti-family residential units; 10,000 square feet of <br /> neighborhood-serving retail space; a 200-room hotel; public park areas totaling 2.79 <br /> acres; and 5.38 acres of marina and canals. The proposed buildings would vary in <br /> height #rom 24 to 120 feet. The overall density of the residentiai areas would be <br /> approximatefy 32.3 units per acre.
