MSV included two sites: Pete's Harbor and the Peninsula Marina. That <br /> project inciuded 1,930 housing units, a 200-room hotel, 25,000 square feet of retail, and <br /> 150,000 square feet ot office space on two waterFront sites with marina amenities. <br /> Building forms incl�ded low-rise, mid-rise, and most significantly, 17 24Q-foot high <br /> towers. As part of the MSV project review, an Environmental Impact Report was <br /> cer�ifi�d and a �re;,ise Pla� was prepar�d ta govern the iand use ar�d design <br /> regulations for the entire project area. A voter referendum repealed the Zoning <br /> Amendment and the associated MSV Precise Plan, which served as the zoning <br /> aliowances for the project development. Thus, zoning for both the Pete's Harbor and <br /> Peninsula Marina sites has reverted back to previaus designations. Pete's Harbor is <br /> current{y zoned General Comrnercia( — Combined Residential (CG-R), and the <br /> Peninsula Marina site is zoned General Commercial {CG). The referendum did not <br /> affect the Genera( Plan designation ar the EIR certification. <br /> The referendum cited a wide range of specific concerns about MSV. To simplify, the <br /> major issues included building height, density, traffic, public access, and other <br /> environmental impacts. Since that time, the developer, R.C. Peninsuia Park, LLC, has <br /> been cortsidering alternate site developrnent options �i.e. office, commerciaf, and/or a <br /> revised housing project) that facus on just the Peninsula Marina parcel and that wouEd <br /> 2 <br />
