<br /> Description: Altemative 5 assumes development of the Project site along iines
<br /> similar to those described for Altemative 4 but with the addition of a neighborhood park.
<br /> Accordingly, Alternative 5 wauld include deveiopment of 1,930 condominium residential units for
<br /> sale, 162,000 square feet of commercial floor area, including 180,000 square feet of office
<br /> space and 12,000 square feet of convenience retail, and a three-acre neighborhood park.
<br /> A4±ernative 5 wouVd include approximately fifteen multi-story re�idential structures (two mare
<br /> than the Initial Project} and a reduction in maximum residentia! structure height from 260 feet to
<br /> 190 feet. I# would involve more marina fill than the Project but less than the Initial Project
<br /> (approximately 11 acres far Alterna#ive 4 as opposed to approximately 91.54 acres for the Initial
<br /> Project and 10 acres for the Project}.
<br /> Findings: As compared to the lnitial Project, Alternative 5—like #he Project–
<br /> would result in reduced, but still significant, impacts in the areas of visuaf factors, transportation
<br /> and circulation, bio{ogica! resources, and hydrology and water qua[ity. Environmental impac�s in
<br /> the areas of fand use, infrastructure and public services, soils and geology, public health and
<br /> safety, noise, cultural resources, and air quality would be similar to those associafed with the
<br /> Initial Projec# and the Project. With respect to population, housing and employment, Alternative
<br /> 5, if feasible, would have housing benefits similar to those of both the Initia! Project and the
<br /> Project and, compared to the lnitial Praject, a similar but increased posifive effect on the existing
<br /> citywide imbalance between jobs and employed residents, reducing in-commuting. Alternative 5
<br /> would also reduce the maxirnum height of residential structures to 'E90 feet. However, this
<br /> height reduction, as well as incorporation of the three-acre neighborhoad park, significantly
<br /> reduces the fand area avaifable for constructian of residentia! structures, making it very difficult
<br /> #o achieve fundamental project objectives, including meeting housing demand and praviding
<br /> affardable hausing, and is, therefore, not be a feasibie afternative to the Project.

<br /> Description: Alternative 6 assumes that the Project site would be developed as
<br /> a mixed use residential-corrtmercial complex similar to the Initial Project, with the same
<br /> residential unit total, but with a redesign that would include madifications in building heights and
<br /> building placement to substantially reduce visual impacts, an increase in the amaunt of
<br /> commercial floor area devoted to lacal-serving convenience retail #o "internalize" more vehicular
<br /> trips and thereby reduce traffic impacts, the addition of a 200-room hotel, and the incorporation
<br /> of additional specific transit provisians and TDM measures {recommended in the City's Bayfront
<br /> Sfudy) to reduce peak period vehicular trips. Accordingiy, Altemative 6 wfluld include up
<br /> to1,930 condominium residentia! units for sale {fihe same as the lnitia! Praject), and a reduction
<br /> in commercial filoor area fram 312,000 square feet {the Initial Project) to 175,000 square feet,
<br /> inciuding 25,OQd square feet of service retail (as opposed to 12,000 square feet under the Initial
<br /> Project). Alternative 6 would include more multi-story structures (seven#een residential
<br /> buildings and one hotel "tower") than the Initiaf Project (thirteen fowers), afthough the maxirrzum
<br /> residential structure height would be reduced from 260 feet to 24Q feet, and the maximum
