PENINSULA <br /> PARK, LLC FOR THE DEVELOPMENT OF THE PENINSULA PARK <br /> DEVELOPMENT PROJECT <br /> WHEREAS, R.C. Peninsula Park, LLC, a Delaware limited liability company (the <br /> "Developer") is the owner of cerkain real property located within the City (the "Prope!�y"); <br /> and <br /> WHEREAS, Government Code Sections 65864 through 68569.5 provide the <br /> statutory autharity for the development agreements behrueen �runicipalities and ow�ers <br /> of real property; and <br /> WHEREAS, the Developer applied far a Development Agreement to allow for <br /> the construction of a development project upon the Property consisting of up to <br /> approximately 796 residential units, 10,000 rentable square faet of commercial retail <br /> and restaurant space, and a hotel of up to 200 rooms, together with open space, <br /> streets, walkways, waterfront esplanades and ancillary facilities (the "Project"}; and <br /> WHEREAS, in compliance with California Environmental Quality Act regulations, <br /> on July 8, 2003 the Planning Commission of the City of Redwood City certified an <br /> Environmenta! Impact Report for the Marina Shores Village Development. <br /> WHEREAS, in compliance with California Environmental Quality Act regulations, <br /> on November 13, 2007 the Planning Commission of the City of Redwoad City <br /> considered an Addendum to the 2003 Environmental Impact Report for the Marina <br /> Shores Village Project. <br /> WHEREAS, on December 11, 2007 the Planning Commission of the City o# <br /> Redwood City racommended appraval of the Draft Development Agreement by and <br /> beiween R.C. Peninsula Park LLC and the City of Redwood City to the City Council. <br /> WHEREAS, on May 24, 2004 the City Council adopted an ordinance to amend <br /> the Strategic Genera! Plan of the City to am�nd the General Plan designation of <br /> properEy located at the Peninsula Marina (APN 052-531-020; 052-531-030; 052-531- <br /> 050; 052-531-070; 052-531-100; 052-531-110; 052-531-120) and Bair Island Road <br /> (APN 095-030-090}from Commercial-Office Park to Mixed Use; and <br /> WHEREAS, on , 2007 the City Council adopted an ordinance to <br /> amend the Redwoad City Zoning Ordinance to rezone certain property at the Peninsula <br /> Marina from the General Commercial District to the Planned Community District; and to <br /> Atty/Ord/Ord.29fi <br /> '121307 � <br />
