Chapter II-Development Standards f�'iIrban Design Guidelines 3. Private 5treets-A minimum width of 30 feet is required. A minimum of 80% of private interior streets shall provide curbside parking on at least one side. Interiar streets that do nat provide curbside parking could include portions of streets on channel bridges,special esplanade frontages,etc. Minimum sidewalk width shall be 6 feet. Shade trees shall be located in sidewalks and/or in parking pocket bcunpouts at approxixnately 30 feet on center. Attractive, pedestrian- scale street iights shall be pravitded along sidewalks and/or on buildixzg-mounted brackets at approximately 75 feet on center. Private streets are encouraged to incorporate inno- vative,pedes#rian-orienfed design,includi.ng vehicle ways suxfaced with unit pavers and other techniques to make these spaces attractive and accommodating far pedesfrian activity.See Urban Design Gtxidelistes,section II,E,4. 4. Inner Harbor Esplanade -A continuous,publicly-accessible esplanade/wallcway ahall be provided along the edge of alt in- terior water areas,includ.i.ng reconfigured marina areas and at least c�ne side o#,new channels,canals,etc.The Inner Har- bor Esplanade shall have a minim�im paved clear width of 10 feet, except ihat townhome porches, s#oops, and other attractively-designed architectural elex.nez�ts may extend up to 2 feet into the area subject to City review:It shall incarpo- rate an attractively-designed wall and/or railing,42 inches in height, along the outer walkway edge. Pedestrian-ori- ented light standards shall be incoxporated into the espla- nade wall/railing at approximately 50 feet on center.Benches, trees,and trash receptacles shall be provided along the es- planade at regular intervals.Walls,railings,light standards, benches,trash recep#ades,trees,-landscaping,etc.,shall re- flect a common design theme that connotes and invites pub- lic access. Outer Creek Esplanade-A confinuous,publiciy-accessible esplanade/walkway shall be provided along the edge af Redwood Creek. The Outer Esplanade shall have a mrni.- mum clear paved width af 2A feet. A 25 foot clear width shail be provided at regtxlar intervals to accommotiate emer- gency fire vehicles.The Outer Eplanade shall incorporate an attracti.vel.y-d.esigned wall andJor railing,42 inches in height, along the outer walkway edge.
