6.C. - Page 2 of 4 <br />ANALYSIS <br />The developer, 849 Veterans RWC, LLC, has completed the construction of improvements in accordance <br />with the plans and specifications, the conditions of approval, and to the satisfaction of the City's <br />Engineering and Transportation Division. <br />The developer provided a faithful performance bond and a payment bond, each in the amount of <br />$306,000.00 that can be released at this time. <br />FISCAL IMPACT <br />There is no fiscal impact to the City as a result of this action. <br />ENVIRONMENTAL REVIEW <br />This activity is not a project under California Environmental Quality Act (CEQA) as defined in CEQA <br />Guidelines, section 15378, because it has no potential for resulting in either a direct or reasonably <br />foreseeable indirect physical change in the environment. On March 3, 2016, the Zoning Administrator <br />determined that the project was exempt under CEQA Guidelines Section 15332 (In -Fill Development <br />Projects) and Section 15304 (Minor Alterations to Land). <br />PUBLIC NOTICE <br />Public Notification was achieved by posting the agenda, with the agenda items being listed, at least 72 <br />hours prior to the meeting <br />ALTERNATIVES <br />The City Council may choose not to accept the construction improvements and release bonds.
