6.A. - Page 2 of 81 <br />ANALYSIS <br />The developer's engineer completed the subdivision map, improvement plans, and specifications <br />compliant with the Subdivision Map Act, Redwood City Ordinances, City Standards, and to the satisfaction <br />of the City Engineer. The subdivision map creates a one lot subdivision for no more than ten units. Water <br />utility improvements include new water services for the site, and a new fire hydrant. Public storm drain <br />improvements include a new green infrastructure area within Vera Avenue. Public sanitary sewer <br />improvements include a new sewer manhole, lateral, and cleanouts. The project also includes the <br />installation of a valley gutter to facilitate drainage across Adams Street at the intersection with Vera <br />Avenue as well as other sidewalk and pavement improvements on Vera Avenue and Adams Street. The <br />project scope additionally includes the undergrounding of existing overhead utility lines along the Vera <br />Avenue project frontage. <br />The developer, Vera Avenue RC, LLC, has posted Performance and Labor Security Bonds in the amount of <br />$1,484,000.00 as required by the Improvement Agreement. The developer anticipates completion of all <br />improvements by 2021. All work associated with this project is being paid for by the developer. <br />Covenants, Conditions, and Restrictions (CC&R's) were reviewed by staff and the City Attorney's office. <br />FISCAL IMPACT <br />There is no fiscal impact to the City as a result of this action. <br />ENVIRONMENTAL REVIEW <br />On December 4, 2018, the Planning Commission found that the project was exempt from the California <br />Environmental Quality Act (CEQA) pursuant to CEQA Guidelines Section 15332 (In -Fill Development <br />Projects). <br />PUBLIC NOTICE <br />Public Notification was achieved by posting the agenda, with the agenda items being listed, at least 72 <br />hours prior to the meeting <br />ALTERNATIVES <br />The City Council may choose not to approve the subdivision map and associated agreements for the <br />project. <br />Page 2 of 3 <br />City of Redwood City 1017 Middlefield Road, Redwood City, CA. 94063 Tel: 650-780-7000 www.redwoodcity.ore <br />
