The total proposed 279 parking spaces for Phase 1 (57 <br />spaces) and Phase 2 (222 spaces) does not meet the zoning ordinance requirement of 289 spaces. The <br />Draft Environmental Impact Report (EIR) includes a Parking Demand Study for the project, demonstrated <br />in Table 2 below and further described on page 166 of the Draft EIR. <br />The Study concludes that the project has sufficient parking on-site to meet weekday peak parking <br />demand, based on an estimated weekday peak parking demand of 223 spaces. Since 279 total spaces are <br />proposed, the project would have an additional 56 available spaces during peak weekday use. <br />Additionally, it is estimated that the project's estimated weekend peak parking demand of 279 vehicle <br />parking spaces would be met by the 279 spaces proposed for the project. However, as it is common <br />practice to estimate 90 percent occupancy for parking demand, 310 parking spaces would be needed to <br />adequately meet peak weekend demand.
