<br />8A <br />Page 6 <br /> <br />Goal 1 : Develop, improve, conserve, and preserve, safe, affordable housing to meet <br />the needs of all residents of Redwood City <br />Goal 2: Promote and retain a balanced, healthy economy in Redwood City that <br />includes a diversity of jobs, while promoting the development of new housing within <br />a satisfactory urban environment <br />Policy A: The City shall provide opportunities for Redwood City's share of the <br />regional housing needs for all income groups and encourage a variety of housing <br />types <br /> <br />For these reasons, staff and the Planning Commission are recommending that the City <br />Council amend the General Plan and Zoning maps and approve the Draft Precise Plan with <br />recommended revisions together with the Mitigation Monitoring and Reporting Program. <br /> <br />Next Steps <br />If the City Council approves the General Plan and Zoning Map Amendments and the Draft <br />Precise Plan then the applicant will need to apply for a Planned Community Permit (as <br />required for every Precise Plan) and submit more detailed pians and specifications. These <br />detailed plans will then be reviewed by the Planning Manager, Architectural Review <br />Committee, and eventually the Planning Commission.7 In addition to the City's own review <br />process, the New Construction Committee of the Redwood Shores Owners Association will <br />also be reviewing the project as required by the property's recorded Covenants, Codes and <br />Restrictions (CC&R's). At the same time the School District will continue to work on the <br />design of the school building, with input from city staff. <br /> <br />AL TERNA TIVES <br />· Do not approve the General Plan Amendment, Zoning Map Amendment, or Draft <br />Precise Plan. <br />· Approve the General Plan and Zoning Map Amendments as proposed and approve the <br />Precise Plan with further revisions. <br /> <br />FISCAL IMPACT <br />There will be additional property tax generated from the new town homes, but there will also <br />be additional costs due to the maintenance of the levees and park.
