As HOAs <br />are private entities, they are not addressed by the City's ADU ordinance. <br />New Types of ADUs Mandated by State law <br />Junior ADUs (JADU) <br />State law now requires cities to allow at least one Junior ADU (JADU) on a single-family lot (as opposed to <br />a multifamily lot). A JADU is a unit that is no more than 500 sq. ft. of converted space entirely within a <br />single-family residence. JADUs are required to provide a separate entrance to the exterior and include a <br />minimum of an efficiency kitchen. A JADU may provide a bathroom within the unit or share a bathroom <br />with the single-family home. Only one JADU is allowed per single-family lot.
