Could allow only the <br />minimum required by State law, i.e. a maximum of 16 feet in height for ADUs and accessory <br />structures. <br />Considerations for Option C: <br />• State law has revised several design standards to make single -story ADUs easier to build <br />(reduced setbacks, no replacement parking, increased square footages, etc.). There are <br />limited design barriers to new ADU construction on single-family lots. <br />• Simplifies development standards with no additional formulas required for privacy or roof <br />slope. <br />• Does not allow for covered parking and a living unit in the same footprint, which is common <br />in Redwood City. <br />• Existing detached two-story and second -story ADUs would be considered legal non- <br />conforming uses and would be limited in the ability to increase the size of nonconforming <br />ADUs. <br />Setbacks <br />State law requires cities to adopt setbacks of no more than 4 feet from side and rear yards for both <br />attached and detached ADUs. Therefore, the side and rear setback for detached ADUs would be reduced <br />in the City's ADU ordinance from 6 ft. to 4 ft. The setbacks for accessory structures, such as pool cabanas, <br />offices, etc., currently require up to a 6 ft. side and rear setback. <br />Recommendation: Amend accessory structure setbacks to match accessory dwelling unit setbacks <br />for consistency. <br />Square Footage <br />State law requires cities to allow up to 850 sq. ft. for studios/1-bedroom and up to 1,000 sq. ft. for a 2+ <br />bedroom. Current maximums in the City's ordinance for ADU square footage include 700 sq. ft. for a <br />standard ADU, 900 sq. ft. for an ADU on lots greater than 10,000 sq. ft., and up to 1,000 sq. ft. for ADA <br />compliant ADUs. <br />Recommendation: <br />• Allow a maximum of 850 sq. ft. for studios/1-bedroom ADUs, as required by State law <br />• Allow a maximum 1,000 sq. ft. for 2 -bedroom ADUs, as required by State law <br />• On lots of 10,000 sq. ft. or greater, allow ADUs of 1,000 square feet <br />• Allow a maximum of 1,200 sq. ft. for ADA compliant ADUs (Note: The State's maximum allowable <br />size for a detached ADU is 1,200 sq. ft.) <br />Lot Coverage <br />As of January 1, 2020, State law dictates that cities cannot impose lot coverage, floor area, or open space <br />standards, which would prohibit development of an 800 sq. ft. ADU (attached or detached). However, <br />cities could choose to implement a lot coverage requirement for ADUs larger than 800 sq. ft.
