Two -Story: Mirror development standards from the City's 2019 ADU Ordinance, which include a <br />maximum 20' height with additional height for roof slope, maximum 8 ft. plate height for second <br />story, and allow 576 sq. ft. on the second floor with up to 850/1000 sq. ft. through split-level <br />design. Develop objective design standards for window placement. <br />B. One -and -a -Half Story: As noted above, the State now defines minimum height requirements and <br />removes language relating to constructing new space for ADUs above detached garages. <br />Simplify the maximum height to 18 feet total. Neighbor notification <br />is not required, however the City can explore options for neighbor notification if requested. <br />Enhanced notification procedures would require staff time to process and could raise <br />unrealistic expectations about the review process given that ADUs meeting objective <br />standards are required to be approved. <br />• Can only apply objective standards for architecture, design standards, privacy guidelines, etc. <br />(stairway placement, window placement). Staff would need to produce a set of objective <br />standards for second -story ADUs under options A & B.
