6.F. - Page 2 of 56 <br />ANALYSIS <br />The developer's engineer completed the subdivision map, improvement plans, and specifications <br />compliant with the Subdivision Map Act, Redwood City Ordinances, City Standards, and to the satisfaction <br />of the City Engineer. The subdivision map creates a one lot subdivision for no more than ten units. Water <br />utility improvements include new water services for the site, and a new fire hydrant. Public sanitary sewer <br />improvements include a new sewer lateral and cleanout. The project also includes frontage improvements <br />on Woodside Road, including new sidewalk, street trees, and bike racks. <br />The developer, Valera Fooksman, has posted Performance and Labor Security Bonds in the amount of <br />$202,835.85 as required by the Improvement Agreement. The developer anticipates completion of all <br />improvements by mid -2021. All work associated with this project is being paid for by the developer. <br />Covenants, Conditions, and Restrictions (CC&R's) were reviewed by staff and the City Attorney's office. <br />FISCAL IMPACT <br />There is no fiscal impact to the City as a result of this action. <br />ENVIRONMENTAL REVIEW <br />The Planning Commission made the findings that the project is exempt from the California Environmental <br />Quality Act pursuant to Section 15183 "Project is consistent with the development density established by <br />existing zoning, community plan, or general plan." <br />PUBLIC NOTICE <br />Public Notification was achieved by posting the agenda, with the agenda items being listed, at least 72 <br />hours prior to the meeting. <br />ALTERNATIVES <br />The City Council may choose not to approve the subdivision map and associated agreements for the <br />project. <br />ATTACHMENTS <br />Attachment A - Project Location Map <br />Attachment B - Subdivision map No. 2019-003 <br />Attachment C - Subdivision Improvement Agreement - 910 Woodside subdivision <br />Attachment D - Landscape Maintenance Agreement - 910 Woodside subdivision <br />Attachment E - Stormwater Treatment Measures Maintenance Agreement - 910 Woodside subdivision <br />Page 2 of 3 <br />City of Redwood City 1017 Middlefield Road, Redwood City, CA. 94063 Tel: 650-780-7000 www.redwoodcity.ore <br />135 <br />
