6.F. - Page 2 of 56 <br />ANALYSIS <br />The developer's engineer completed the subdivision map, improvement plans, and specifications <br />compliant with the Subdivision Map Act, Redwood City Ordinances, City Standards, and to the satisfaction <br />of the City Engineer. The subdivision map creates a one lot subdivision for no more than ten units. Water <br />utility improvements include new water services for the site, and a new fire hydrant. Public sanitary sewer <br />improvements include a new sewer lateral and cleanout. The project also includes frontage improvements <br />on Woodside Road, including new sidewalk, street trees, and bike racks. <br />The developer, Valera Fooksman, has posted Performance and Labor Security Bonds in the amount of <br />$202,835.85 as required by the Improvement Agreement. The developer anticipates completion of all <br />improvements by mid -2021.
