7.A. - Page 20 of 41 _ <br />Existing conditions at Sequoia Station <br />DOWNTOWN PRECISE PLAN - TRANSIT SUB -AREA <br />We believe there is a greater opportunity to create a forward-looking, transit -rich planning area <br />under the Downtown Precise Plan that includes not only Sequoia Station but also key adjacent <br />properties. These key sites include two properties owned by Caltrain/ Joint Powers Authority (the <br />1.6 -acre Transit Center and the 2.4 -acre Perry Lot), and two adjacent parcels (0.4 acres) that <br />includes the privately owned A-1 Party Rental store (parcel under discussion). Combined, these <br />parcels create a Transit Sub -Area of the Downtown Precise Plan that warrants comprehensive <br />planning that is uniquely focused on transit -oriented uses.
