<br />8A <br />Page 24 <br /> <br />5. The applicant is proposing to install significant landscape upgrades <br />throughout the property. The new landscaping will help the newly <br />styled home and metal roof blend into the neighborhood. <br />6. The neighborhood is a hillside location which includes an eclectic mix <br />of architectural styles such as ranch style homes, modern homes, and <br />even some older traditional styles, including cottages that have been <br />enlarged over time. A wide variety of building materials are used <br />throughout the neighborhood. <br />7. The proposed new architectural style of the home, including the metal <br />roof treatment, is representative of modern in residential hillside <br />architecture which includes clean, streamlined home designs, and <br />emphasizes the natural attributes of the site including the view and <br />vegetation. <br /> <br />The Zoning Administrator has approved the application for Architectural Permit, <br />subject to the conditions of approval listed below. <br /> <br />CONDITIONS OF APPROVAL: <br /> <br />1. The project shall substantially conform to the plans and elevations, materials, <br />and colors prepared by Fong/Brasch Design, dated stamped received <br />November 1, 2002, on file with the Planning and Redevelopment Services <br />Department, except as modified by the conditions contained herein. <br /> <br />2. Any modifications to said plans must be submitted to the Planning and <br />Redevelopment Services Department for review and approval prior to the <br />issuance of a building permit or prior to implementation of the <br />change/modification. <br /> <br />3. The applicant shall submit color/material samples of the standing seam metal <br />roof for review and approval by the Zoning Administrator prior to installation. <br />The color shall be as matte as possible and a darker earth tone (grey or <br />brown) than they originally submitted color. <br /> <br />4. The installation of all materials shall be performed with careful attention to <br />craftsmanship and construction of materials. <br /> <br />5. All fences and retaining walls shall conform to Article 36 of the Zoning <br />Ordinance, Streetscape Provisions. <br /> <br />6. Any damaged adjacent pavement, including, but not limited to sidewalk, <br />driveway apron, curb, and gutter that is located within the frontage of the <br />project site shall be repaired in accordance with Redwood City Engineering <br />Standards prior to the occupancy of the dwelling unit. <br />
