Fee Jr. & Patricia Cunningham: <br /> <br />Your application for an Architectural Permit to allow for a second story addition to an existing <br />one-story single-family home has been reviewed by the Zoning Administrator. The project site <br />is approximately 10,350 square feet and is located in the R-1 Single Family Residential - <br />Zoning District (residential low density. minimum lot size 6,000 square feet) located in Farm Hill <br />Neighborhood. The existing single-family one-story home has three bedrooms, two bathrooms, <br />and a two.car garage conSisting of 1,795 square feet. <br /> <br />The proposed project consists of a 2,164 square foot addition (1,206 square feet for ground <br />floor and 958 square feet for the second floor). which includes an expanded kitchen, new den <br />and expanded master bedroom closets on the ground floor, and three new bedrooms and two <br />bathrooms on the second floor. As proposed, the single-family residence would be <br />approximately 3.427 square feet. <br /> <br />It was determined that the project conforms to the provisions of the R-1 Zoning District <br />regarding building setbacks, height limitations. and lot coverage. As required by Article 45, <br />Section 45.8 of the Zoning Ordinance. the Zoning Administrator must base hislher decision <br />regarding the Architectural Permit request on the architectural standards and other factors <br />listed below. The Zoning Administrator has approved the application for Architectural Permit, <br />subject to the conditions of approval listed below. <br /> <br />ARCHITECTURAL STANDARDS: <br /> <br />. Sufficient variety in the design of the structure and grounds to avoid monotony in the <br />external appearance of the project; <br />. Size and design of the structure shaH be in proportion to the building site and that there is <br />balance and unity among its external features so as to present a harmonious appearance; <br />. Extent to which the structure conforms to the general character of other structures in the <br />project vicinity insofar as the character can be ascertained and is found to be <br />architecturally pleasing; <br />. Extent to which excessive ornamentation is used and the extent to which temporary and <br />second-hand materials, or materials which are imitative of other materials, are to be used: <br />
