Reservation of landscaping areas for the purposes of separating or screening service and <br />storage areas from the street and adjoining building sites, breaking up large expanses of <br />paved areas, separating or screening parking lots from the street and adjoining building <br />sites, and separating building areas from paved areas to provide access from buildings to <br />open space areas. <br /> <br />CEQASTATUS:" <br /> <br />CEQA _ The proposed project is considered categorically exempt from the requirements of the <br />California Environmental Quality Act Guidelines pursuant to section 15301 Class 1 (e) <br />"Additions to existing structures," because the proposed project is an addition to the existing <br />single family residence. <br /> <br />CONDITIONS OF APPROVAL: It is the responsibility oj the property owner, projed applicant. <br />tenant. and/or any other party identified in this document to adhere to and perform the following <br />conditions of approvals in the time specified. If no time is specified then the condition is considered to be <br />an ongoing obligation. <br /> <br />General Conditions <br /> <br />1. The project shall substantially conform to the revised plans and elevations, prepared by <br />Studio S Squared date stamped May 21, 2007 on file with Planning Services, including <br />stated exterior building colors and materials, except as modified by the conditions <br />contained herein. <br /> <br />2. Any modifications to said approved plans and elevations must be submitted to Planning <br />Services for review and approval prior to the issuance of a building permit. <br /> <br />3. The exterior materials, colors, texture, trim elements, windows, and roof pitch of the <br />project shall be consistent throughout. <br /> <br />4. With a two-car garage, the residence shall be limited to a maximum of four bedrooms. <br /> <br />5. Any damaged right-of-way pavement that is located within the frontage of the project site <br />shall be repaired in accordance with Redwood City Engineering Standards. <br /> <br />6. If required, the applicant shall obtain a Tree Removal Permit. <br /> <br />7. The applicant shall provide tree protection measures to protect heritage-sized trees <br />located within the vicinity of the project. <br /> <br />8. The applicant shall obtain a building permit prior to the commencement of construction. <br /> <br />Prior to Buildina Permit Submittal <br /> <br />9. The functions of all rooms shall be labeled on the floor plans submitted for building permit. <br /> <br />10. Site plan shall show calculations for minimum 40 percent pervious surface requirement. <br /> <br />11. Site plan shall show calculations for maximum lot coverage of 40 percent. <br /> <br />2 <br />
