The data provided insight on the number of buildings that would likely be subject to <br />the Reach Codes annually. Redwood City received an average of 58 building applications annually for the <br />last three years. <br />Reach Codes Exceptions — Staff Recommendations <br />Below are eleven Reach Code exceptions evaluated by staff. The following section is separated into two <br />categories: exceptions staff recommends (8 exceptions) and exceptions staff does not recommend (3 <br />exceptions). <br />Staff has examined cities that have adopted similar exceptions. During the review, staff noted cities' reach <br />codes were not always equivalent. For example, in some cases, cities adopted all -electric and mixed -fuel <br />reach codes which establish requirements if a developer chose one form of construction (all -electric or <br />mixed -fuel) over another. In these instances, staff included these as exceptions to an all -electric reach <br />code requirement in addition to examples of explicit exceptions. Table 4 shows which cities have adopted <br />all -electric reach codes only or all -electric and mixed -fuel reach codes. The cities that have adopted all - <br />electric reach codes may also have explicit exceptions. <br />Update: Staff is in the process of revising Table 4 and the specific community examples for each <br />proposed exception and will present updated comparable community data at the September 14, 2020 <br />City Council meeting.
