6.D. - Page 37 of 39 <br />These commercial and Mixed -Use districts currently allow general retail by right in the <br />DTTP, MUC, MUN, MUWF, GC, CN, LII zoning districts, and defines general retail sales as <br />follows: <br />Retail Sales, General (land use). Retail establishments, completely enclosed within <br />structures, engaged in selling goods or merchandise to the general public for profit. <br />The proposed retail cannabis storefront use is substantially similar, in definition, to general <br />retail. It contains goods that are within a completely enclosed structure that is engaged in <br />selling goods or merchandise to the general public. Traffic will be similar to other retail uses, <br />with pedestrian activity, compatible operational hours, and identical required parking ratios. <br />It would also have land -use impacts that are substantially similar such as loading and <br />unloading of merchandise, noise, employees, greenhouse gas emissions, and energy use. The <br />definition of retail does not have a specific threshold of employees, trips, or hours of <br />operation. As explained in the chart below, the cannabis retail operation is expected to have <br />similar impacts as general retail. <br />Page 3 of 5 <br />129 <br />
