Based on input received to date, the priority would be for a family -friendly entertainment. <br />However, a number of small format grocery stores have expressed interest in this space, which is a <br />permitted use in this district. As noted in Condition of Approval #7, this alternative would only be allowed <br />if an entertainment operator is not found to be a viable option, as determined by the City. <br />Activity Center — The project is proposing a total of approximately 28,000 sq. ft. of retail on Parcels A, B, <br />and E. The retail spaces front EI Camino Real on Parcels A and B, and activate existing and proposed open <br />spaces on Parcel E. The project is within an activity center established in the EI Camino Real Corridor Plan, <br />which is generally centered at Roosevelt Street. The Corridor Plan identified four activity centers along EI <br />Camino Real, which are near busy intersections where housing, goods, and services are clustered, allowing <br />for walkable areas with the ability to park once and to support surrounding neighborhoods. In these <br />centers, ground floor retail uses and pedestrian spaces are prioritized. The proposal meets these goals with <br />ground floor retail spaces, improved bicycle and pedestrian crossing at Lincoln/Beech at EI Camino Real, a <br />projected bike lane along the EI Camino Real frontage, and a plaza near the new creek walk. <br />Open Space — The project would provide a combination of private and public open space options for <br />residents, child care, office tenants, and the public (Figure 5 — Open Space): <br />• Plaza at the corner of Chestnut and Main streets (12,356 sq. ft.) <br />• Creek walk and plaza at the corner of EI Camino Real and Maple streets (16,316 sq. ft.) <br />• Plaza and dog park expansion at Beech and Main streets (4,500 sq. ft.) <br />• Path connecting Chestnut Street to the Main Street Dog Agility Park (8,474 sq. ft.) <br />• Corner and entry plazas to office and retail uses (7,001 sq. ft.) <br />• Child care yard with play and associated structures (5,823 sq. ft.) <br />• Residential amenity and common open spaces on the podium, rooftop, or decks (38,126 sq. ft.) <br />not including private decks and balconies <br />• Office amenity and common open space specific to each building within courtyards, terraces, and <br />rooftops (58,451 sq. ft.) <br />• Community garden at the southwest corner of Lathrop and Maple streets (5,000 sq. ft.). This <br />property is outside the project scope and the applicant does not have control of the property at <br />this time. As such, this area is not calculated towards the total of open space provided but is <br />included as a condition of approval to provide, as a community benefit, if able to secure rights to <br />the property, or to provide a payment of between $600,000 to $750,000 for construction of these <br />improvements.
