S.A. - Page 289 of 302
â– Dorman Associates
COMMERCIAL AND RESIDENTIAL ARCHITECTURE
Transmittal
TO: Planning & Housing Services
Community Development Department City of Redwood City
1017 Middlefield Road
Redwood City, CA 94063
Phone: (650) 780-7236
FROM: Chris Dorman
Dorman Associates Inc.
229 Flamingo Road
Mill Valley, CA 94941
DATE: January 31, 2019
PROJECT: 1601 EI Camino Real,
Redwood City, CA 94063
SUBJECT: 1601 EI Camino Real Project, Childcare & Childcare Parking Analysis
Childcare Center Description:
Dorman Associates has been hired by the applicant to assist in the design of the childcare center proposed at
as part of the 1601 EI Camino Real project. The 8,542 square feet (sf) daycare center is located on the first
floor of building B and can accommodate approximately 71 children ranging in age from 6 months to 5 years
old. The center features four classrooms, ample administrative space, and approximately 5,000 sf of adjacent,
private outdoor space. The space, layout, and size of the proposed childcare center is ideal for operators.
Based on design guidance we have provided and that the applicant has incorporated we anticipate it will be a
successful center for the users and the broader community,
The classrooms are primarily located along the South wall giving optimal access to the adjacent play area
which is segmented into two main spaces divided by ages, with infants and toddlers separate and adjacent to
their classrooms. The center includes an infant classroom and a toddler classroom which are in the highest
demand by parents in the area. The classrooms are arranged by age and allow an infant to start the program
and progress through age appropriate classrooms up to preschool. Programmatically this works to allow
families to be a part of the community for as many as 4 years. The overall building design accommodates
another advantage which is a mezzanine that can accommodate the critical administrative spaces that are
necessary to support a center of this size but often don't fit due to size constraints. The mezzanine level will
include administrative offices, a teacher's lounge and conference spaces.
The size of this center is designed to conform to the National Association of Young Children (NAEYC) best
practices. These principles are reflected in the net classroom sizes, and the interior design of teacher support
and toileting spaces to allow for teacher observation and the direct connections to the outdoor play areas. The
design is also based on industry standards and best practices for the future operator which provides the
complete compliment of classrooms by age as well as administrative spaces to fully support the staff.
Dorman Associates Inc. 229 Flamingo Road Mill Valley, CA 94941 p 415.380.7914 f 415.380.7915
292
