S.A. - Page 290 of 302 <br />â– Dorman Associates <br />COMMERCIAL AND RESIDENTIAL ARCHITECTURE <br />Parking Analysis: <br />The Children's Center will accommodate employees in the parking garage below the center. The center will <br />have an estimated 25 employees, and the recommended base parking for an employee is 1 space per 1.5 <br />employees or .75 spaces x 25 employees = 18. Of these spaces, at least 1 will be a dedicated handicap <br />space. The underground garage as designed satisfies this parking demand and provides direct and secure <br />access to the center via a dedicated internal elevator for employees. <br />Based on child drop off requirements as observed at other similar centers, we found that the peak time period <br />is from 7:00 am to 9:30 am with 90% of the children arriving during that time frame. Typically it takes a parent <br />approximately 15 minutes to drop off a preschool age student and approximately 25 minutes to drop off an <br />infant. We are using that as a basis for our parking analysis which would mean an average peak number of <br />36 drop-offs during a peak hour or based on a drop-off time of 15-25 minutes per student, 12 spaces would <br />be necessary every 20 minutes. Given that this can fluctuate quickly over the 30 minutes; a more <br />conservative option would be for 14 spaces for every 20 minutes. Remarkably, the peak pick-up numbers, <br />mirror the drop off numbers. The peak time for pick-up tends to be 4:30 pm to 6:30 pm. Similarly, 14 spaces <br />for the two 20 -minute periods that reach the maximum of 24% mirrors the drop-off rates and data.
