All onsite <br />parking spaces would be within structured parking associated with each building. Garage access is from <br />secondary streets, including Beech, Cedar, Elm, and Jackson. In addition, the project would provide 113 <br />on -street parking spaces. Retail uses, lobbies, leasing offices, and residential stoops activate most of the <br />ground floor space. <br />Unit Breakdown — The proposal would have a total of 285 studios (53%), 160 one -bedrooms (30%), 72 <br />two -bedrooms (13%), and 23 three -bedrooms (4%). As required, the affordable unit mix is proportional to <br />the market rate unit mix. <br />Off -Site Improvements—The following improvements are proposed forthe right-of-way or adjoining streets <br />and utilities: <br />• Extend a 24 -inch interior diameter recycled water pipeline from Marshall and Walnut to the <br />project site. <br />• Install approximately 1,030 feet of 36 -inch gravity main from the intersection of Main and <br />Bradford to approximately 100 feet north of Veterans Boulevard, replacing an existing sewer main <br />in that location. <br />• Install or upgrade the following water mains: <br />➢ EI Camino Real (from Maple to Cedar) — install 10 -inch diameter <br />➢ Lathrop (from Elm to Cedar) - upgrade 8 inch to 10 -inch diameter <br />➢ Beech (from EI Camino Real to Lathrop) - replace 6 -inch with 10 -inch diameter <br />➢ Cedar (from EI Camino Real to Main) - upgrade 6 -inch with 8 -inch diameter <br />➢ Pennsylvania (from Cedar to Chestnut) install 8 -inch looped connection <br />• Reconstruct Lathrop Street, Beech Street, and Main Street frontage streets within the project <br />boundary. <br />• Install a new traffic signal at Pine and Main streets. <br />Page 3 of 22 <br />City of Redwood City 1017 Middlefield Road, Redwood City, CA. 94063 Tel: 650-780-7000 www.redwoodcity.ore <br />11 <br />
