South Main Mixed -Use Project — A mixed-use project including 530,000 sq. ft. <br />of office, 540 residential units (including 147 affordable units), 28,000 sq. ft. of <br />retail, 8,400 sq. ft. of child care and 40,000 sq. ft. of publicly -accessible open <br />space. Requested entitlements include a Use Permit, Downtown Planned <br />Community Permit, Planned Development Permit, Vesting Tentative Map, <br />Architectural Permit, Affordable Housing Plan, Tenant Relocation Plan, and <br />Bonuses, Concessions and parking ratios under the State Density Bonus law. In <br />addition, the applicant will be requesting abandonment of a segment of a <br />public street (Shasta) and acquisition of an adjacent remnant parcel, <br />conversion of a public street to a private street (Cedar), and acquisition of a <br />City -owned parcel (1306 Main Street) pursuant to a Purchase and Sale <br />Agreement <br />Page 4 of 7 <br />
