as all ordinary housekeeping maintenance of the Parking Facilities and equipment and <br />replacement of supplies that are normally performed on a day-to-day basis in order to <br />keep the Parking Facilities operating in an efficient, clean, safe, and good condition and <br />is considered a reimbursable expense. Routine maintenance includes, but is not limited <br />to: <br />2. Replacing tickets in ticket issuing machines; replacing journal and receipt <br />tape; replacing arms on traffic entry and exit gates; cleaning revenue control equipment; <br />and cleaning signs. <br />3. Replacing ordinary light bulbs as needed where no specialized equipment <br />is required to do so. <br />4. Regular cleaning of Jefferson Garage office, cashier booth, employee <br />restroom; storage spaces, entry/exit lanes, stairwells, and general parking areas, regular <br />washing of windows in elevator cabs; regular cleaning of office floor, walls, ceiling, and <br />glass; regular removal of interior and exterior graffiti; regular emptying of trash <br />receptacles and ash trays at both Parking Facilities. <br />5. Contractor shall subcontract for major, overall steam cleaning of the Parking <br />Facilities as directed by the City's Parking Manager, wherein the total facility areas are <br />steam cleaned with industrial steam cleaning equipment. Contractor shall cooperate and <br />coordinate with City to facilitate this work. Contractor shall also subcontract for reduced <br />area steam cleaning as needed in specific areas, including but limited to stairwells, <br />elevator and escalator landings, vehicle and pedestrian access areas. Emphasis is placed <br />on the steam cleaning of pedestrian waiting/standing areas and walkways in maintaining <br />the first-class standard of custodial maintenance as called for by the Parking Manager. <br />All work will be done in accordance with Best Management Practices and in compliance <br />with the National Pollution Discharge Elimination System ("NPDES" Permit Number <br />0049981) waste discharge requirements for City of Redwood City Municipal Storm Water <br />discharges. <br />6. Cleaning of the elevator shall be included as part of the Contractor's <br />custodial responsibilities and should be completed daily or as directed by the City's <br />Parking Manager. <br />7. Contractor shall provide City with written copies of Contractor's policies and <br />procedures related to parking lot maintenance and repair and with any updates or <br />revisions of same. Contractor shall provide City, by the 20th day of each month, complete <br />copies of maintenance and repair records related to the Parking Facilities for the previous <br />month. <br />B. Contractor's Duty to Coordinate with City Public Works Services Department_ <br />1.
