6.1 G <br /> Page 31 <br /> EXHIBIT C <br /> Courthouse Square Lessee Rules and Regulations <br /> 1. Sidewalks, doonrvays, breezeways, fauntains and similar areas shall not be obstruc#ed by <br /> Lessee or used by any other purpose other than ingress or egress to and from the <br /> Iicensed areas and the rest of Caurthouse Square. <br /> 2. Plumbing f+xtures and appliances shail be used by Lessee i#s agents, employees, <br /> cantractors, and invitees only far purposes for which they are constructed. A!i damage <br /> resulting from any misuse of the fixtures and appliances by Lessee, ifs agents, or <br /> empioyees, contractors and invitees shall be barne by Lessee. <br /> 3. Na signs, advertisements or notices shall be painted or a�xed on or to any windows, <br /> doors or other part of the concession spaces and the Paviiions, except of such color, size, <br /> style and placement as shall first be approved by the Lessor. The Lessor shall have the <br /> right, without notice to and at the expense of Lessee, to remove any such sign, <br /> adver�isement or notice whEch is inscribed, displayed, printed or affixed in vialation of thfs <br /> principle. Lessee shal( not place anything or allow anything to be placed near the gtass <br /> of any windaw, doar, or wafl, which may appear unsightly fro� outside of the Premises. <br /> No awning or ather projections except those approved by the Lessor shall be attached to <br /> the outside of the Pavilion. No curtains, blinds, shades, or screens shall be attached to or <br /> hung on any window or door af the Premises withaut the LessoPs writ#en permission. <br /> 4. Lessee shail nat display or sell any merchandise or allaw carts, umbrellas, portable signs, <br /> devices, vending machines or other objec#s to be stared or remain an the secondary <br /> license area or eisewhere outside of the defined primary area of the Premises wi#hout the <br /> prior written consent of the Lsssar. <br /> 5. Lessee shap not do, or permit any activity in or about the pavilians, or bring ar stare <br /> anything that will in any way increase the fire or other insurance on the pavilion, unless <br /> approved by the Lessor. Nor shafl Lessee obstruct or interfere with the righ#s of, or <br /> otherwise injure or annoy, ather vendars that conflict with the valid pertinent iaws, rufes, <br /> or regulation of any governmental aufharify. <br /> 6. The Lessor sha11 #urnish a key to the Premises withou# charge to Lessee. The City wil! <br /> charge $10 for each additionai replacemen# key. Lessee sha!!, upon the te�rnination af <br /> this Agreement, retum #o the Lessor afl keys. l.essee shall pay the Lessar the cost o# <br /> replacing or changing locks, as welf as ar►y loss vf key or badge if L.essor deems it <br /> necessary to make change. <br /> 7. Lessee shall not disturb, salicit ieaflets or canvass any customers, visitors or employees <br /> af Courthouse Square nor shalf Lessee permit or cause o#hers to do so and Lessee shaN <br /> cooperate to prevent same by others. <br /> 8. The instaliation flf afl utilify lines coming into the Premises must be coardinated with the <br /> Lessor: Any installation made without psrmission shal! be removed by Lessee at <br /> Lessee's own expense. <br /> 9. Lessee shail nofify �essor in writing whert heavy equipment is to be instatled or removed <br /> from the Premises. The move shall be appraved by the Lessar and done under its <br /> direction. The Lessor shafl have the authori#y #o prescribe the weight a�d position of <br /> ATTY/AGR/2Q07.067 <br />
