<br />EXHIBIT C <br />Courthouse Square Lessee Rules and Regulations <br /> <br />1. Sidewalks, doorways, breezeways, fountains and similar areas shall not be obstructed by <br />Lessee or used by any other purpose other than ingress or egress to and from the <br />licensed areas and the rest of Courthouse Square. <br /> <br />2. Plumbing fixtures and appliances shall be used by Lessee its agents, employees, <br />contractors, and invitees only for purposes for which they are constructed. All damage <br />resulting from any misuse of the fixtures and appliances by Lessee, its agents, or <br />employees, contractors and invitees shall be borne by Lessee. <br /> <br />3. No signs, advertisements or notices shall be painted or affixed on or to any windows, <br />doors or other part of the concession spaces and the Pavilions, except of such color, size, <br />style and placement as shall first be approved by the Lessor. The Lessor shall have the <br />right, without notice to and at the expense of Lessee, to remove any such sign, <br />advertisement or notice which is inscribed, displayed, printed or affixed in violation of this <br />principle. Lessee shall not place anything or allow anything to be placed near the glass <br />of any window, door, or wall, which may appear un~ightly from outside of the Premises. <br />No awning or other projections- except those approved by the Lessor shall be attached to <br />the outside of the Pavilion. No curtains, blinds, shades, or screens shall be attached to or <br />hung on any window or door of the Premises without the Lessor's written permission. <br /> <br />4. Lessee shall not display or sell any merchandise or allow carts, umbrellas, portable signs, <br />devices, vending machines or other objects to be stored or remain on the secondary <br />license area or elsewhere outside of the defined primary area of the Premises without the <br />prior written consent of the Lessor. <br /> <br />5. Lessee shall not do, or permit any activity in or about the pavilions, or bring or store <br />anything that will in any way Increase the fire or other insurance on the pavilion, unless <br />approved by the Lessor. Nor shall Lessee obstruct or interfere with the rights of, or <br />otherwise injure or annoy, other vendors that conflict with the valid pertinent laws, rules, <br />or regulation of any governmental authority. <br /> <br />6. The Lessor shall furnish a key to the Premises without charge to Lessee. The City will <br />charge $10 for each additional replacement key. Lessee shall, upon the termination of <br />this Agreement, return to the Lessor all keys. Lessee shall pay the Lessor the cost of <br />replacing or changing locks, as well as any loss of key or badge if Lessor deems it <br />necessary to make change. <br /> <br />7. Lessee shall not disturb, solicit leaflets or canvass any customers, visitors or employees <br />of Courthouse Square nor shall Lessee permit or cause others to do so and Lessee shall <br />cooperate to prevent same by others. <br /> <br />8. The installation of all utility lines coming into the Premises must be coordinated with the <br />Lessor. Any installation made without permission shall be removed by Lessee at <br />Lessee's own expense. <br /> <br />g. Lessee shall notify Lessor in writing when heavy equipment is to be installed or removed <br />from the Premises. The move shall be approved by the Lessor and done under its <br />direction. The Lessor shall have the authority to prescribe the weight and position of <br /> <br />ATTYIAGRI2007.067 <br />
