24.Populate notices to be mailed to landlords and tenants in 2012-13: Develop the <br /> contents and format notices so that non-generic notices can be populated from <br /> the database, and mailing addresses can be identified for the intended specific <br /> recipients for all notices. <br /> a. Populate notices to landlords for properties and non-single family units in <br /> the database for which no or insufficient registration information has been <br /> submitted or no or insufficient registration fees or late penalties have been <br /> paid to inform them these units are not properly registered, and the <br /> penalties for failure to properly register units in compliance with the <br /> Ordinance. <br /> b. Populate notices to tenants of units for which no or insufficient registration <br /> information has been submitted or no or insufficient registration fees or <br /> late penalties have been paid to inform them these units are not properly <br /> registered and tenants have the right to petition to withhold rent until their <br /> landlord properly registers their rental unit. <br /> c. Po�ulate notices to each landlord for EPA to mail no later than December <br /> 15t 2012 with a 2013 Annual Registration form and fee statement <br /> identifying number of regulated rental units and fees due by deadline of <br /> first business day in January, and any balances due from 2012. (Omit <br /> from this mailing those landlords with only exempt units on file.) <br /> d. Populate 2013 Annual registration notices to selected tenants and <br /> landlords about discrepancies identified in the current rent reported in the <br /> 2013 Annual Registration statement which exceeds the Maximum <br /> Allowable Rent for units. <br /> e. Populate an alternative notice to all other tenants about the current rent <br /> reported by their landlord in the 2013 Annual registration statement, the <br /> limitations on rent increases including from unused banked amounts. <br /> f. Populate notices of the Annual General Adjustment increase approved by <br /> the Rent Board for EPA to mail no later than May 15, 2013 to each <br /> properly registered landlord. Similar notices of the percentage rental <br /> increase allowed will be prepared for each tenant so they can understand <br /> the maximum increase in rent to expect, given the 10% annual limitations <br /> on rent increases, the permitted use of "banked" or previously unused <br /> approved rent increases, and the limit on rent increases to no more than <br /> once every 12 months . <br /> g. Populate notices from the Mobile Home Park database for EPA to mail no <br /> later than June 30, 2013 informing landlord and tenants of the Annual <br /> General Adjustment approved by the Rent Board pursuant to the 1988 <br /> Rent Stabilization Ordinance. <br /> Page 6 of 7 <br />
