<br />1. GRANT OF LICENSE. <br /> <br />1 .1 The recitals set forth above are true and correct, and are hereby <br />incorporated herein by this reference as if fully set forth in their entirety. <br /> <br />1.2 Licensor hereby grants to Licensee a revocable license for use of the <br />Premises, as defined below, on the terms and upon the conditions set <br />forth in this Agreement. <br /> <br />2. PREMISES. <br />Licensee shall use the Premises, as defined below, for the purpose of providing <br />senior education, information & referral and caregiver support, and for other <br />mutually agreed upon activities. Licensor shall provide the following Premises to <br />the Licensee: Redwood City Veterans Memorial Senior Center Wellness Center: <br />a) Reception Office; b) Rooms 28, 29 & 30 for five office spaces M-S 7-8; c) <br />Sunset Room 4th Thursday of the month 9:30am-12:30, and d) Room 20 2na <br />Friday of the month 9am-12n. Any other space use will be scheduled according <br />to availability. The Licensor reserves the right to substitute alternate Premises <br />and/or times after providing Licensee with appropriate advance notification. <br /> <br />2.1 LICENSOR'S RIGHT OF ENTRY AND INSPECTION OF PREMISES. <br />The Licensor reserves the right, by any agent or employee of its selection, <br />to enter upon the Premises at any and all reasonable times during the <br />term hereof for the purpose of inspecting the Premises and to ascertain <br />the condition thereof. <br /> <br />2.2 ALTERATIONS. The Licensee shall not make any alterations or structural <br />or other changes, including installation of major equipment and <br />appliances, in the Premises or any part thereof without the prior consent <br />of the Licensor. The Licensor may condition its consent to any condition <br />upon the termination of this Agreement. <br /> <br />2.3 MAINTENANCE AND REPAIRS. The Licensor will provide maintenance <br />and custodial services to keep the Premises in a clean, orderly and <br />sanitary condition. If damage to the Premises occurs the Licensee will <br />immediately contact the Licensor and report the problem. The Licensee <br />should take care of immediate safety issues but not make any major <br />repairs without first contacting the Licensor. <br /> <br />2.4 EQUIPMENT. Licensee shall be entitled to use the Xerox machine, office <br />furniture, tables and chairs. In the event that there is a need for additional <br />appliances or furniture, Licensee shall pay for complete costs.
