<br />6.1G <br />Page 22 <br /> <br />Essentially, KMA will work with the City to develop the information it needs to facilitate informed <br />decisions about the Project and its impacts. <br /> <br />3. Analyses of Potential Impacts on Redwood City RHNA (Optional/Fee Included in Scope) <br /> <br />KMA has recently been assisting the City of Menlo Park with the question of how a major <br />proposed project might influence the city's future RHNA assignments. While Redwood City did <br />not request this task in the RFP, it is our experience that the issue emerges so frequently in the <br />public forum, that Redwood City may wish to have KMA develop information on trends and the <br />likely range of possibilities. <br /> <br />KMA uses published materials from ABAG describing the RHNA methodology, changes in <br />methodology and underlying assumptions that affect RHNA results. KMA has also conferred <br />with ABAG for clarification and input. KMA, in its work for Menlo Park is, of course, familiar with <br />San Mateo County's opting out of the ABAG process and creating its own assignments; should <br />this continue in the future, KMA would analyze how Redwood City could be affected. <br /> <br />Product: The methodology, data sources, results and implications of the housing needs <br />analysis will be documented in a written report. <br /> <br />F. Hotel Lodging Demand Analysis <br /> <br />We are proposing two alternative options regarding the assessment of hotel development <br />opportunities created by the proposed project. The first option would be for KMAto provide an <br />order of magnitude estimate of the number of additional full-service hotel rooms that would be <br />supported by Stanford project. This estimate would be based on a combination of information to <br />be provided by Stanford regarding the number of visitors to generated by their campus, the <br />average length of stay, etc. as well as industry standard factors regarding hotel demand <br />generated by office space and a review of the hotel supply/demand conditions in the Redwood <br />City marketplace. If the findings of the KMA analysis are positive, we would then recommend <br />that a detailed analysis be undertaken by a lodging specialist, such as PKF Consulting, with <br />whom KMA has collaborated on numerous hotel demand studies. The second option would be <br />to have PKF undertake the initial evaluation. We fully support either option. <br /> <br />Product: Draft technical memorandum, featuring graphics and tables. Upon completion of all <br />tasks, the memorandum will be incorporated into a final report. <br /> <br />G.
