<br />and Lessor shall have the right to post notices of non-responsibility in or on the Leased <br /> <br />Premises as provided by law. If Lessee contests the validity of any such lien, claim or <br /> <br />demand in good faith, then Lessee shall, at its sole expense, defend itself and Lessor <br /> <br />against the same and shall pay and satisfy any such adverse judgment that may be <br /> <br />rendered thereon before the enforcement thereof against the Lessor or the Leased <br /> <br />Premises. If Lessor shall require, Lessee shall furnish to Lessor a surety bond <br /> <br />satisfactory to Lessor in an amount equal to such contested lien, claim or demand <br /> <br />indemnifying Lessor against liability for the same and holding the Leased Premises free <br /> <br />from the effect of such lien or claim. <br /> <br />(d) Any alterations, improvements, additions or utility installations <br /> <br />which may be made on the Leased Premises by Lessee and which are not covered under <br /> <br />Paragraph 5.01 shall, upon Lessor's option, remain, in whole or in part, the property of <br /> <br />Lessor at the end of the term. <br /> <br />(e) Before the construction of any Improvements is commenced on the <br /> <br />Leased Premises and before any building materials therefore have been delivered to the <br /> <br />Leased Premises by Lessee or agents under Lessee's authority, Lessee shall comply with <br /> <br />the following conditions or procure Lessor's written waiver of the condition or conditions <br /> <br />specified in the waiver: <br /> <br />(1 ) Visual and Environmental Impact. Lessee shall use its best <br /> <br />efforts to make any Ilnprovements on the Leased Premises aesthetically pleasing and <br /> <br />environmentally neutral.
