<br />Lessee's business operations and to install transmission lines connecting the antennas to <br />the transmitters and receivers. Lessee's construction and installation work or other work <br />shall be performed at Lessee's sole cost and expense and in a good and workmanlike <br />manner. Title to the Lessee's Facilities shall be held by Lessee. The Lessee's Facilities <br />shall remain Lessee's personal property and are not fixtures. Lessee has the duty to <br />remove all Lessee's Facilities at its sole expense on or before the expiration or earlier <br />termination of the Lease. <br />(b) Any alterations, improvements, additions or utility installations <br /> <br />(hereinafter collectively referred to as "Improvements") to or on the Leased Premises that <br /> <br />are necessary for the conduct of the permitted uses of the Leased Premises are subject to <br /> <br />the prior written approval of (1) the Lessor, which approval shall not be unreasonably <br /> <br />withheld or delayed, and, if necessary; (2) all other governmental agencies, including the <br /> <br />Lessor, which have jurisdiction over the use of the Leased Premises by Lessee. In order <br /> <br />to obtain Lessor's prior written approval for any Improvement, Lessee shall submit maps <br /> <br />and drawings or renderings of any proposed improvement to Lessor, sufficiently detailed <br /> <br />to enable Lessor to make an informed judgment about any proposed improvements and <br /> <br />shall further provide evidence of written approval by other agencies. Should Lessee <br /> <br />make any Improvements without the prior approval of Lessor, Lessor may require that <br /> <br />Lessee remove any or all of the same at Lessee's sole cost and expense upon expiration <br /> <br />or earlier termination of this Lease. <br /> <br />(c) Lessee shall pay, when due, all claims for labor or materials <br /> <br />furnished or alleged to have been furnished to or for Lessee at or for use on the Leased <br /> <br />Premises, which claims are or may be secured by any mechanics' or materialmen's lien <br /> <br />against the Leased Premises or any interest therein.
