<br />anything in any manner which unreasonably disturbs the occupants of neighboring <br /> <br />property, or (c) interfere with or disturb in any way (1) the operation of Lessor's <br /> <br />communications system located at the Site, (2) radio communication systems linked to <br /> <br />telemetry controls at Site, or (3) any future facilities or operations that may be <br /> <br />implemented by Lessor. <br /> <br />In the event that Lessee causes any disturbance and/or interference prohibited by <br /> <br />this Paragraph and it is not promptly resolved, Lessor shall have the right, upon twel1ty- <br /> <br />four (24) hours prior notice, to shut down Lessee's equipment responsibly suspected of <br /> <br />causing the interference whereupon Lessee shall only be allowed to re-initiate operation <br /> <br />of such equipment for limited testing periods reasonably approved by Lessor in order to <br /> <br />identify and/or solve the interference caused thereby. Upon Lessor's written consent, <br /> <br />which shall not be unreasonably withheld, conditioned or denied, Lessee shall be allowed <br /> <br />to re-activate the previously interfering equipment upon solving the interference caused <br /> <br />thereby. In the event Lessee is unable to solve the interference issue, Lessee shall have <br /> <br />the right to terminate this Lease upon thirty (30) days prior notice to Lessor and shall be <br /> <br />reimbursed by Lessor for the pro-rata share of the pre-paid rent not used by Lessee as of <br /> <br />the effective date of termination. <br /> <br />4.03 Approval bv the City. Other Agencies and Third Parties. <br /> <br />(a) As a condition precedent to Lessor's obligation to tender the <br /> <br />Leased Premises to Lessee, Lessee shall obtain the prior approval of the City of Redwood <br /> <br />City and such other governmental agencies and bodies that may have jurisdiction over the <br /> <br />use of the Leased Premises by Lessee to make the improvements specified in Paragraph <br /> <br />4.01 and to conduct the activities permitted under this Lease.
