<br />7A <br />Page 51 <br /> <br />residential development to provide more organization and walk ability to Woodside <br />Road. The neighborhoods behind were not proposed to be changed in terms of the <br />color on the map or what the densities would mean. <br /> <br />Commissioner Cronin referred to the page three front setbacks on the matrix of the <br />Planning packet and asked what the un/all stands for. <br /> <br />Mr. Mehra replied that they way the setbacks were calculated was that even though this <br />is a private street they did not count the front setback. There is no benefit to having a <br />front setback. <br /> <br />Commissioner Cronin stated that if it the front of the unit is facing the private road then <br />there it is not considered a setback. <br /> <br />Mr. Mehra replied that with the exception of the units that have corners or two frontages. <br /> <br />,Commissioner Gee asked for R-2 zoning to be clarified in terms of heightl what are we <br />measuring from and to. <br /> <br />Mr. Mehra replied that the total height is 28 feet or 2 ~ stories and they measure fiOm <br />finished or natural grade, whichever is lower, to the peak of the roof. <br /> <br />Commissioner Gee stated that in the R-2 district are stories and story heights specified. <br /> <br />Mr. Mehra replied yes, 2 ~ stories or 28 feet and is capped at 2 ~ because they don't <br />want the three story components in certain zoning districts. <br /> <br />Commissioner Holt stated that this is a private road and is not gated. <br /> <br />Commissioner Cronin referred to the pedestrian walkway that is indicated, and if of the <br />25 feet, 5 feet is considered walkway. Will there be any parking where the pedestrian <br />walkway is? <br /> <br />Mr. Mehra replied that it will be demarked with a different type of finish, it might be <br />stamped or the remaining driveway is a different finish, just so there is a clear <br />delineation of the path and the driving area. There will be no parking in the pedestrian <br />walkway. <br /> <br />Commissioner Smith asked about details in regards to the parking along Kentfield <br />Avenue and is there anyon-street parking or will any be allowed. <br /> <br />Mr. Mehra replied that whatever parking is available on street is on a first come first <br />serve basis. The intent of this development and the City is to provide just the right <br />amount of parking and not over park or under park a development. Staff feels this is the <br />best mix that witl provide adequate parking both for the residents and the guests. As far <br />as the provision that reduces or eliminates the parking requirement for guests, staff feels <br />that the project height is less than 1000 feet from the Woodside Road corridor which has <br />public transit and shopping nearby. <br /> <br />Mrs. Ekas helped prepare the traffic and parking study along with the City's Traffic <br />Engineer. They were concerned with guest parking and that is why there is a flexible <br />condition that they are recommending for the Planning Commission's consideration <br />about including a parking reserve for this site.
