The format of <br />this appeal is per the verbal instructions issued by the City Clerk Friday, 24 April 2009. <br /> <br />INTRODUCTION <br /> <br />There is sufficient cause for NOT approving the Kentfield Project. During the review process and at the <br />Planning Commission meeting, the following issues were repeatedly expressed by neighbors: <br /> <br />. Unit Density too high <br />. Structures too high <br />. Front and rear setbacks to adjacent properties are too small <br />. Inadequate on-site parking <br />. Increased off-site parking (i.e, street) <br />. Retaining walls around property blocking natural flow of water onto property, therefore forcing <br />drainage onto other lots. <br /> <br />The primary cause for most, if not all, of the issues stated is unit density. The lot density of Kentfield <br />Project greatly exceeds that allowed by applicable zoning ordinances. <br /> <br />UNIT DENSITY <br /> <br />The Kentfjeld Project (1581 & 1617 Kentfield Ave) is a planned development, with 24 single family <br />dwellings. Both the planning department and developer have repeated stated 26 single family dwellings <br />are allowed on this property. The lot size is 67,067 sq ft. Dividing 26 into 67,067 results in an average <br />lot size of 2580 sq ft. R2 Zoning specifies a 5000 sq ft minimum lot size for a single family dwelling. <br />Zoning ordinances for Planned Developments allow for some flexibility in modifying R2 zoning <br />ordinances, but NOT lot density. The Kentfield Project has a lot density almost twice that allowed for <br /> <br />1 <br />
