<br />Essentially, KMA will work with the City to develop the information it needs to facilitate informed <br />decisions about the Project and its impacts. <br /> <br />Product: The methodology, data sources, results and implications of the housing needs <br />analysis will be documented in a written report. <br /> <br />F. Hotel Lodging Demand Analysis <br /> <br />We are proposing two alternative options regarding the assessment of hotel development <br />opportunities created by the proposed project. The first option would be for KMA to provide an <br />order of magnitude estimate of the number of additional full-service hotel rooms that would be <br />supported by Stanford project. This estimate would be based on a combination of information to <br />be provided by Stanford regarding the number of visitors to generated by their campus, the <br />average length of stay, etc. as well as industry standard factors regarding hotel demand <br />generated by office space and a review of the hotel supply/demand conditions In the Redwood <br />City marketplace. If the findings of the KMA analysis are positive, we would then recommend <br />that a detailed analysis be undertaken by" a lodging specialist, such as PKF Consulting, with <br />whom KMA has collaborated on numerous hotel demand studies. The second option would be <br />to have PKF undertake the initial evaluation. We fully support either option. <br /> <br />Product: Draft technical memorandum, featuring graphics and tables. Upon completion of all <br />tasks, the memorandum will be incorporated into a final report. <br /> <br />G. General Plan Alternative Land use Analysis for Neighborhood <br /> <br />Using the information developed for the fiscal and economic impact analysis of the Stanford <br />Project, KMA will estimate the fiscal and economic impacts to be generated by land use <br />alternatives for the neighborhood surrounding the property. <br /> <br />Product: Draft technical memorandum, featuring graphics and tables. Upon completion of all <br />tasks, the memorandum will be incorporated into a final report. <br /> <br />H. Development Agreement Recommendations <br /> <br />If requested by the City based on the findings of the Fiscal, Economic, Childcare and Housing <br />Analyses, KMA will assist the City in Identifying a set of public benefit contributions that are <br />reasonable and warranted to ensure that the City will receive an appropriate level of net benefit <br />from the requested General Plan and Zoning changes, requested site intensification and the <br />development of the proposed Project. <br /> <br />J. Final Report <br /> <br />As noted above, KMA will prepare technical memorandums that summarize the approach and <br />findings of each impact analysis.
