"Hidden Dragon Tea House", hereinafter referred to as "Lessee.n RECITALS: � A. VItHE�tEAS, on May 3, 2005, the City of Redwood City {"City"} entered into an agreement with the County of San Mateo, "Caoperative Agreernent between the County of San Nfateo and the Ci'ry of Redwood City Tor Freservation of the Nistoric County Courthouse Block, Removal of fihe South Annex, Recons�ruc�ion of fihe Courthouse Farade and Creation of a Cou�thouse Plaza, and Grant of Easemenfi and License", herein �"Coopera#ive Agreement"). B. WHERFAS, the Cooperative Agreement was amended on August 24, 2�06 through fhe First Amendmen� �o ihe Cooperative Agreement he�ween the County of San Mateo and the City of Redwood City for Preservation of the Historic County Courthouse B{ock, Removal of the South Annex, Reconstruction of the Courthouse Fa�ade a�d Creation of a Caurthouse Plaza, and Grant of Easernert and �ieense �"First Amendment") to expand the Project to include the construction and placement of a restroom�acility. C. WHEREAS, #he Coopera#ive Agreement provides fihat fihe City may assign its easement interest in any or all portions of#he Courthouse Square with the consent of the County. D. WHEREAS, pursuanfi #o a Partial Assignment and Assumption of Cooperative Agreement, the City has assigned certain interests in the four Concession Spaces at Cour�house Square to the Agency. E. WHEREAS, Lessor has possession of Courthouse Square Concession Space identified as Lease Area '!A (the "Premises" or the "Lease Area"), as described in the legal description and plat map identifed as Exhibit "A" and illustrated in the sifie fayout identified as Exhibit B, both of which are aftached hereto and incorporafied herein by reference. F. 'I�t`NEREAS, Lessee wishes to lease the Premises for operation of Hidden Dragon Tea House, a #apioca drink, Asian t�a, sof� drinics, sfush, prepared Asian food, and beer and wine cancession. G. WHEREAS, Lessor and Lessee wish to enter into an agreement for the use of the Premises by �essee, its agents, customers, contractors, and assignees. H, WNEREAS, concurrently with this Lease Agreement, City artd Lessee have entered in�o a Licensp Agreement (tne "License Agreement"} allowing Lessee the right�o �se certain areas surrounding the Premises, def�ned as License Area 1A.
