"Hidden Dragon Tea House", <br /> hereinafter referred to as "Lessee.n <br /> RECITALS: � <br /> A. VItHE�tEAS, on May 3, 2005, the City of Redwood City {"City"} entered into an <br /> agreement with the County of San Mateo, "Caoperative Agreernent between the <br /> County of San Nfateo and the Ci'ry of Redwood City Tor Freservation of the Nistoric <br /> County Courthouse Block, Removal of fihe South Annex, Recons�ruc�ion of fihe <br /> Courthouse Farade and Creation of a Cou�thouse Plaza, and Grant of Easemenfi <br /> and License", herein �"Coopera#ive Agreement"). <br /> B. WHERFAS, the Cooperative Agreement was amended on August 24, 2�06 through <br /> fhe First Amendmen� �o ihe Cooperative Agreement he�ween the County of San <br /> Mateo and the City of Redwood City for Preservation of the Historic County <br /> Courthouse B{ock, Removal of the South Annex, Reconstruction of the Courthouse <br /> Fa�ade a�d Creation of a Caurthouse Plaza, and Grant of Easernert and �ieense <br /> �"First Amendment") to expand the Project to include the construction and placement <br /> of a restroom�acility. <br /> C. WHEREAS, #he Coopera#ive Agreement provides fihat fihe City may assign its <br /> easement interest in any or all portions of#he Courthouse Square with the consent of <br /> the County. <br /> D. WHEREAS, pursuanfi #o a Partial Assignment and Assumption of Cooperative <br /> Agreement, the City has assigned certain interests in the four Concession Spaces at <br /> Cour�house Square to the Agency. <br /> E. WHEREAS, Lessor has possession of Courthouse Square Concession Space <br /> identified as Lease Area '!A (the "Premises" or the "Lease Area"), as described in the <br /> legal description and plat map identifed as Exhibit "A" and illustrated in the sifie <br /> fayout identified as Exhibit B, both of which are aftached hereto and incorporafied <br /> herein by reference. <br /> F. 'I�t`NEREAS, Lessee wishes to lease the Premises for operation of Hidden Dragon <br /> Tea House, a #apioca drink, Asian t�a, sof� drinics, sfush, prepared Asian food, and <br /> beer and wine cancession. <br /> G.
