6.1 C <br /> Page �4 <br /> restroom maintenance and upkeep, sanitary systems, storm drainage systems, <br /> palice or securify services, exterior common area trash and debris removai, <br /> exterior common area cleaning, wa#er and sewer services for the area outside <br /> the Lessee's assigned lease and license areas, unless such maintenance and <br /> repair are caused in pd� ar in whale by the act, negi�ct, fauit ar omissian of any <br /> duty by Lessee, its agents, officers, employees, contractors, servants, invitees or <br /> guests, in which case Lessee shall pay ta Lessor the reasonabfe costs for such <br /> maintenance or repairs. <br /> 7. PREMISES AREA MA�NTENANGE COSTS, REPAIR AND UTILiTIES <br /> 7.� Maintenance. Lessee shali at all times during the lease term, at Lessee's sole <br /> expense maintain the Lease Area in clean and safe condition for the use <br /> conternplated in this Agreement, including daily sweeping, trash / litter pick up, <br /> business sig�s mairitenance and repair, exrerior wina�v►rs cle�ni�g, anri inrerior <br /> lighting c�eaning, repair, and replacement. <br /> 7.2 Fire Extinquisher. Lessee, at his/her own expense will provide, mainfiain and <br /> repair fire extinguisher�s}for LessEe's Premises. <br /> ?.3 �ti�i�Y Cna�-ges. Lessee agrees to pay for all connections and charges andior <br /> assessments€or water, sewer, and eiectricity associated wi�h the operation of the <br /> L.ease Area. Lessor, wi�h 24-hours notice to the Lessee, shall en#er Lessee's <br /> premises quar�erly to read the water and sewer me#er. The electricity charge will <br /> be based on actual usage by the Lessee. The telephone/ Internet, cable hookup <br /> shall be arranged directly with #he communicat�ans company. <br /> 7.4 Infierruption. #�essor shall not be lia�le far any failure or interrupfiian of any utility <br /> service being furnished #o the Lease Area, and na such faifure or interruption <br /> shal! entitle Lessee to terminate this Lease. <br /> 7.5 Trash and Recyclinq. Lessee is soiely responsible far removing its waste and <br /> recycling generated as a result of its business operations. The waste and <br /> recyclina area shall be designated by the Lessor, <br /> 8. FDOD SERVICES <br /> 8.1 Use of Lease Area. Lessee is an independent contractor under the business <br /> name Hidden Dragon Tea House for the operation of se[ling of tapioca drinks, <br /> Asian #eas, soft drinks, slush, beer and wine, and prepared As'ran food and for no <br /> oth�r purpose and under no a#her business name without written approval by the <br /> Lessor. <br /> {a) Coffee and espresso products, smoothies, and breakfasfi sandwiches sales <br /> and distribution are limi#ed to no more than ten percent of monthly gross <br /> sales. <br /> (b} Any significant menu change shall be approved by Lessor.
