Lessor may require that Lessee remo�e any or aff <br /> af said alterations, improvements, additions or Utifi�y lnstaflations and require <br /> Lessee fio pravide Lessor, at Lessee's sole cost and expense, with a payment <br /> and performance bond in an amount equal to one and one-half times the <br /> estimated cosf of removal of such improvements, to insure Lessor against any <br /> (iabili�y for mechanics` and materiai men's [iens and to insure cornpletion of the <br /> work. Should Lessee make any alterations, impro�ements, additions or Utility <br /> Installa�ions without the prior approvaf ofi Lessor, Lessor may require that Lessee <br /> remove same. <br /> 11.2 Reques#s for any alterations, improvements, addi#ions or Uti(ity lnstallations in, <br /> on, or about the i'remises that Lessee shall desire fio make and which require the <br /> consent of the Lessor shali be presented to Lessor in written form, with proposed <br /> detailed plans. !f Lessor shall give its consent, the consent shali be deemed <br /> conditioned upon Lessee acquiring necessary permits from approp�iate <br /> governmenta! agencies, the furnishing of a copy fhereofi ta Lessor prior to the <br /> commencement of the work, and the comp�iance by Lessee with aii condifions of <br /> said permits. <br /> 11.3 Should Lessor consent to alterativns of the Premises, Lessee shall submit to <br /> Lessor af1 plans and specifications which shall be sub�ec� to the Lessor's prior <br /> wri#fien approval, which shall not be unreasonably withheEd ar delayed. All <br /> approved plans and speGifications shall be in compliance with all laws, rules, <br /> permits and authorizations from a[I pertinen# governmental authorities and quasi- <br /> governmental authorities, including, but not (imited to, those required under the <br /> ADA. <br /> 11.4 Unless Lessor req uires their removal, as set forth in parag�aph 11.�, all <br /> afterations, improvements, additions and Utility Installatians �whether or not such <br /> Utility lnstalla�ions constitute trade fixtures of Lessee}, made on the Premises, <br /> shal! become the proper#y of Lessor and rernain upon and be surrendered with <br /> the Premises at the expiration of�he term.
