6.1 C <br /> Page 23 <br /> (c) Workers' Compensation and Employers Liability �nsurance in a form and <br /> amount covering Lessee's full iiability under the Workers' Compensation <br /> Act o�the State af California as amended from time to time. <br /> �d} Property Insurance, on an 1S� Speciai Coverage Form or its equiva�ent in <br /> an amounfi sufficient to reimburse �essee at repfacemenfi cost for all of its <br /> equipment, trade fixtures, inventory, fixtures and other personal property <br /> located on or in the Premises and lease impro�ements hereinafter <br /> constructed or instafled. <br /> {e} Plate G�ass Coverage, in an arnount su�fficient to repiace every p�nel of <br /> glass located within �he �ease Area �A <br /> (f) Such other insurance in such amounts which from time to time may be <br /> reasonably required by the mutuai consent of Lessee and �essor against <br /> other insurab[e risks refating to performance. <br /> The insurance ar�d the coverage referred to under (a} and (b) of this <br /> paragraph shall be endorsed to inc(ude the Lessor and Cifiy, their <br /> respecfiive governing bodies, officers, agents, emp[oy�es and voiunxeers <br /> as an additional insured. Such a provision, shall apply to products and <br /> completzd operations l�azards as we�l as ongoing operatians. Co�erage <br /> under (a} and {b} above shall also be endorsed to be and not have any <br /> right to contribution from ot�er insurance or coverage procured for, or on <br /> behalf of, the Lessor. Lessee, upon the execution of fhis �ease <br /> Agreement, shalf furnish Lessor wi#h �e�tificates of Insurance evidencing <br /> compiiance with al! insurance requirements. Copies of the additionaf <br /> insurance endorsements, insurance endorsements, as wel! as <br /> endorsement providing thirty �30) day advance wri#ten notice to Lessor of <br /> any modification, change or cancellafion of any of the above insurance <br /> coverage. The coverage required herein shall not �imi# the fiabiEity of <br /> Lessee, its officers, agents, or employees. <br /> 28.2 Lessee's Failure to Maintain lnsurance. Lessee agrees that if Lessee does not <br /> maintain any insurance policy r�quired under this Agreement or fails to pay any <br /> premiums when due, �essor may, at its efec#ion, either terminate this Agreement, <br /> require that the Premises be immediafely ciosed for business pending <br /> reinstatemen# of insurance �y lessee, or obtain the necessary insurance and pay <br /> the premium and the repayment thereof shall be deemed �o be additionai rent <br /> due by the Lessee and payable on the next date upon which a payment of rent is <br /> due. <br /> 29. BUSIN�SS L�CENSE <br /> 29.1 Prior to the opening date, Lessee must obtain a valid Redwood City Business <br /> License. <br /> 30. TERM[I�ATION <br /> 30.1 �pportunity to Cure Non-Monetary Breach.
