<br />1250, 1252, and 1254 Edgewood Road, Redwood City <br />Initial Study/Mitigated Negative Declaration Proposal <br />March 25, 2009 <br /> <br />Page 18 <br /> <br />Connemara Project Addendum and Supplement to Milagra Terrace Subdivision EIR <br />Pacifica, San Mateo County, 2004 and 2005 <br /> <br />The project consisted of 42 single family dwellings on 10.3 acres of a 44.7 acre property, and the <br />remaining 34.4 acres would be dedicated as an open space parcel. The majority of the site is <br />zoned for commercial use, and a small portion is zoned residential. The project is located on east <br />side of Oceana Boulevard on Lower Milagra Ridge, and portions of it are within the Hillside <br />Preservation District overlay zone. <br /> <br />The Connemara Project relied on a previous EIR prepared on the same property by TRA in 1994. <br />This previous project consisted of 64 single family dwellings and 1 commercial lot. The major <br />issues addressed in the Addendum and Supplement included potential impacts to endangered <br />butterfly habitat, the loss of land designated for commercial use, public access to adjacent public <br />open space land, generation of traffic in exceedance of existing roadway and intersection <br />capacity, surface drainage, and areas of geologic instability. <br />Lead Agency/Client: City of Pacifica <br /> <br />San Juan Vista Estates EIR <br />San Benito County, 2001 <br /> <br />The project consisted of a 31-10t subdivision, hotel, 2 restaurants, and a gas station. The major <br />issues included residential development on a hillside highly visible to local views, a seasonal <br />wetland subject to Army Corps of Engineers jurisdiction, and imperilled species including the <br />California tiger salamander. Other issues included the fact that the hotel and restaurants would <br />generate a large volume of traffic of concern to nearby residents, the project would require <br />rezoning and a general plan amendment to allow commercial uses, and the project would set a <br />precedent for change in land use from rural to commercial along the undeveloped Highway 101 <br />corridor in San Benito County. <br />Lead Agency/Client: County of San Benito. <br /> <br />Serramonte Condominiums and Hotel EIR <br />Daly City, San Mateo County, 2003-2004 <br /> <br />The project is a luxury condominium complex and hotel on an approximately six-acre <br />undeveloped site. The development proposed extensive grading and slope stabilization of the <br />steep site, which required detailed geomorphic analysis in the EIR. Because the site was covered <br />in dense vegetation, TRA prepared a visual simulation to assess the aesthetic impacts of the <br />project from three key vantage points. The EIR also included a detailed discussion of traffic <br />impacts both during construction and occupancy. An economic analysis was prepared to <br />evaluate the costs versus tax benefits of the project and alternatives. <br />Lead Agency/Client: City of Daly City <br /> <br />Stonebridge Subdivision EIR <br />Hillsborough, San Mateo County, 2001 <br /> <br />The applicant proposed 14 large, luxury homes on approximately 15 acres of property with <br />varied topography and exposure. The property was partially within the Town of Hillsborough <br />and partially within unincorporated San Mateo County.
