The four (4) buses shall be parked along the northeasterly corner of the property when not in use (see Exhibit 2 attached hereto). 40. The engines of buses shall not be continuously runninglidling and shall be turned off when not in use. 41. As currently proposed, the swinging gates proposed at the Connecticut Street entrance to the subject property do not provide the minimum back-up distance required for the two (2) proposed parking stalls abutting the driveway entrance. Therefore, as part of the revised parking and site circulation plan required in Condition of Approval No. "25, the applicant shall submit revised plans that confonn to all applicable requirements including, but not limited to, minimum parking stall dimensions, aisle widths and vehicular back-up distances. Site Deslan and Aesthetics 42. The use of modular classrooms is approved in concept as it relates to the student capacity that is approved under this Use Permit. However, final approval of the number, location, design, aesthetics, and size shall be subject to the review of detailed plans prepared by a licensed architect. The plans shall include architectural details, detailed landscaping plans and a complete code analysis for all uses approved under this Use Permit. Said plans shall be subject to review by the Architectural Review Committee and approval by the Zoning Administrator pursuant to the requirements of an Architectural Permit. 43. 'In the event that new exterior lighting is proposed, the applicant shall submit a Lighting Plan for review and approval by Planning Services. The Lighting Plan shall include cut sheets for each fixture and a photometric site plan. The effects of lighting shall not spill off the property and shall not produce glare visible from off..site locations. 44. Prior to installation of any permanent signage, the applicant shall submit detailed project plans obtain a Sign Permit for review and approval by the Architectural Review Committee and the Zoning Administrator. 45. Prior to installation of any temporary signage, the applicant shall obtain a Temporary Sign Permit and shall abide by the standard conditions thereof. 46. In the event that the use is determined to be detrimental to .the .public health, .safety, .peace, . . morals, comfort, or general welfare of persons residing or working in the neighborhood, adjacent properties and improvements, or the general welfare of the city, the Use Permit shall be subject to a new review by the ZOl"!ing Administrator at a public hearing. Fire DeDarbnent Conditions: Unless otherwise specified, all Fire Department requirements shall be implemented prior to occupancy unless alternative measures have been reviewed and approved by the Redwood City Fire Marshal. 47. A manual and automatic fire alarm system shalf be installed in all Group E occupancies with an occupant load of 50 or more persons or containing more than one classroom.
