EXHIBIT "A" <br />SCOPE OF SERVICES AND FEE <br />This scope of services details BKF Engineers (Consultant's) work plan to provide civil <br />engineering services for the City of Redwood City, Community Facilities District (CFD) <br />No. 2020-1 (Seaport Centre/Seaport Plaza) Conditions Report for Wet Utilities Project. <br />The proposed new CFD will cover the cost of building new improvements as well as the <br />ongoing maintenance and operation of certain public improvements determined to be of <br />sole benefit to the parcels within Community Facilities District (CFD). <br />Consultant shall create conditions report for improvements of storm, water and sewer <br />utilities and facilities within the easement. This conditions report will be used for repair <br />and replacement plan for wet utilities. This repair and replacement plan for wet utilities <br />will inform the budget and tax assessment for the district. <br />Consultant shall perform site review, survey, and observations; evaluation of proposed <br />projects; preparation of probable construction cost; preparation of project prioritization, <br />assessment calculations; conditions report preparation and preparation of repair and <br />replacement plan, exhibits, schematic and conceptual drawings. <br />SCOPE OF SERVICES <br />Task 1. Data Collection and Existing Conditions Evaluations <br />Task 1a. Attend Coordination Meetings and Project Management <br />Consultant shall attend meetings, as needed, with the City and coordinate with property <br />owners and tenants to ensure timely progress is made. This includes coordinating site <br />access for sub -consultants and survey crews. <br />Task 1 b. Site Review, Survey, and Observations <br />Consultant shall perform a site walk of the pertinent area and shall perform, site review, <br />survey, observations and prepare conditions report on the following: <br />a. The condition of the storm drain system in easement, including one storm drain <br />pump station and approximately 1,000 feet of reinforced concrete pipe ranging in <br />size from 36 -inches to 60 -inches in diameter. <br />b. The condition of the sanitary sewer facilities in easement, including two (2) sewer <br />lift stations and approximately 900 feet of 8 -inch diameter polyvinyl chloride pipe. <br />c. The condition of the water facilities in easement, consisting of approximately 920 <br />feet of 8 -inch diameter and 1,240 feet of 10 -inch diameter polyvinyl chloride pipe, <br />and a sacrificial anode cathodic protection system to protect the metal valves and <br />fittings. <br />REV: 12-23-2020 PR <br />ATTY/AGR.2020.312/BKF Engineers (CFD No. 2020-1 Seaport Centre/Seaport Plaza) (Page 11 of 17) <br />
