<br />1, annually on July 15 for the duration of the <br />Declaration of Affordability Covenants; and <br /> <br />2) Occupancy Report. Biannually on every June 30th and <br />December 31st of every year the Declaration of <br />Affordability Covenants is in effect, Participant shall <br />submit an Occupancy Report. The form of the Occupancy <br />Report shall be in the discretion of Participant, so long <br />as the Occupancy Report contains at minimum, the <br />following items: <br /> <br />i) Total number of units of Project that are occupied; <br />ii) Total number of units of the Project that are <br />vacant; <br />iii) Total number of units occupied by households <br />earning 50% of the AMI. <br /> <br />8. Environmental Review <br /> <br />Participant must comply with mitigations required <br />pursuant to any CEQA and NEPA review applicable to this Project. <br /> <br />9. Plan and Specification Permits <br /> <br />Participant agrees that all plans and specifications <br />required to be prepared for any and all development of the Property <br />shall be submi tted both to the Agency and to the appropriate <br />department of the City for approval prior to the commencement of <br />the development. Additionally, Participant shall apply for and <br />receive all approvals and/or permits required under Federal, State <br />or Ci ty regulations as are necessary for the Proj ect and/ or as <br />necessary for Participant's intended use of the Property. <br /> <br />10. Quality/Workmanship <br /> <br />All works of improvement must be constructed and finished <br />in accordance with all applicable provisions of the Redwood City <br />Municipal Code and the regulations and procedures of its various <br />departments, and in a manner sufficient to obtain a Certificate of <br />Completion. <br /> <br />Participant shall incorporate ~green building" features <br />and construction techniques as follows: <br /> <br />A. Exceed Title 24 energy standards by fifteen percent <br />(15%) ; <br />B. Provide low flow water fixtures; <br />C. Provide all fluorescent lighting; <br /> <br />EXHIBIT ~B"- PAGE 4 <br />
